The Pavilion is a gated adult community in Brick Township with a mix of attached and single-family homes, built between 1988 and 1998. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide covers where The Pavilion is, the homes, the clubhouse, the monthly fee, and what to check before you make an offer.

Where The Pavilion Is

The Pavilion is in Brick Township in Ocean County, with an address of 1 Molly Drive on 55places and homes along Riva Boulevard. It appears on the Ocean County Planning Department's list of adult communities, and 55places lists it as age-restricted (55 and older). Listings sometimes spell it "The Pavilions". It is a separate place from the Pavilion shopping center nearby.

55places says a Stop & Shop, pharmacies and restaurants are across the street, and the Garden State Parkway is about four miles away.

The Homes

Ocean County's planning list counts 190 units, while 55places counts 194 homes of two kinds, all sold as resales:

  • Attached homes: 1,236 to 1,586 square feet, two bedrooms, two or three baths and an attached one-car garage. Some have granite counters, lofts, walk-in closets and wood floors.
  • Single-family homes: about 1,197 to 1,900 square feet, two bedrooms, two baths and an attached one- or two-car garage, in a ranch layout with private patios and dens.

No source read for this guide names the individual floor plans at The Pavilion, so the best way to compare homes is by type and size. When you tour, ask the listing agent for the model name and the original square footage.

The Club and Amenities

The clubhouse, called The Club, has an exercise room, billiards, a catering kitchen and a multipurpose room. Outside there is a pool and patio, two tennis courts, two bocce courts and six shuffleboard courts. 55places lists an activities director.

Association Fees

55places says the fee covers trash and snow removal and landscape and common area maintenance. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop, 55 Brick Boulevard, Brick, about 0.4 miles in a straight line.
  • Hospital: Hackensack Meridian Ocean University Medical Center, 425 Jack Martin Boulevard, Brick, about 3.9 miles in a straight line.
  • Getting around: Ocean County's Ocean Ride runs bus routes and a Reserve-A-Ride door-to-door service for county residents 60 and older. Routes near the community were not confirmed.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in The Pavilion. None of this is legal advice, and your attorney should review the association documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
  • One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
  • Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
  • Which fee applies. With attached and single-family homes sharing one community, dues can differ by home type. Ask what the fee is for the specific home you are considering.
