The federal Fair Housing Act

The Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental and financing of housing, and in other housing-related transactions, because of:

  • Race
  • Color
  • National origin
  • Religion
  • Sex
  • Familial status, which includes children under 18 living with a parent or legal custodian, pregnant people, and people securing custody of children under 18
  • Disability

The New Jersey Law Against Discrimination

New Jersey protects more people than federal law does. According to the New Jersey Division on Civil Rights, the New Jersey Law Against Discrimination (LAD) prohibits housing discrimination based on actual or perceived:

  • Race or color
  • Religion or creed
  • National origin, nationality or ancestry
  • Sex, pregnancy or breastfeeding
  • Sexual orientation
  • Gender identity or expression
  • Disability
  • Marital status, or domestic partnership or civil union status
  • Liability for military service
  • Familial status (having children under age 18)
  • Source of lawful income used for rental or mortgage payments

What this means when you work with us

  • We describe homes and places, never the people who live there or who might "fit in."
  • We do not steer anyone toward or away from any town or neighborhood. Where you look is your decision.
  • We give every buyer and seller the same information and the same service.
  • We make reasonable accommodations for clients with disabilities. Ask, and we will work out what you need.

If you believe you have been discriminated against

You can file a complaint with the New Jersey Division on Civil Rights. The Division says a complaint must be filed within 180 days of the incident. You can also file a complaint with the U.S. Department of Housing and Urban Development (HUD).
