Ocean County, NJ

Brick and Point Pleasant sit side by side in northern Ocean County, and they started out as one place: Point Pleasant was part of Brick Township until it became its own borough in 1920. Today Brick is a township of about 25.6 square miles with ocean beaches on the barrier island, Barnegat Bay and the Metedeconk River. Point Pleasant is a borough of about 3.5 square miles on the Manasquan River, split by the Point Pleasant Canal, with the ocean next door.

Here’s how they compare, from the MLS and state and town records. Dennis Mark Interdonato, a Realtor® and Master CDRE® with Keller Williams Realty Ocean Living, works out of both: his team office is in Brick and his brokerage is in Point Pleasant.

Which One Fits Your Move?

Both towns have waterfront, both have homes at many price points, and both sell fast. The differences are in the details:

  • If price and choice come first: Brick’s 2026 median sale price ran $257,500 below Point Pleasant’s, and in September it had more than four times as many homes for sale.
  • If you want an ocean beach in your own town: Brick runs three ocean beaches on the barrier island. Point Pleasant’s ocean beaches are next door, in Point Pleasant Beach and Bay Head.
  • If you want the train close by: Point Pleasant borders both towns with North Jersey Coast Line stations.
  • If you want a lower tax bill: Brick’s average 2025 bill was $1,674 lower, though Point Pleasant’s effective tax rate was lower. The difference comes from what the homes are worth.
  • If you want river or canal frontage: Point Pleasant has the Manasquan River and the canal. Brick has the bay, the Metedeconk and lagoon neighborhoods.

Whichever water you choose, the checks are the same: dock rights, the bulkhead, the flood zone and elevation certificate, and both insurance policies. Dennis Mark gets them answered before you make an offer.

Moving Between Them

Selling in One, Buying in the Other

Selling in one town and buying in the other is one move when it’s planned that way. Most of Dennis Mark’s clients are selling one home and buying the next, and his plan for that is the same in both towns: what your home sells for, what you can buy, and both closings lined up, often on the same day, so you move once.

On his listings, an offer above market value has to cover any appraisal gap up front, so a low appraisal doesn’t undo the sale your purchase depends on. And before you accept an offer, he finds out whether your buyer has a home to sell, and whether their buyer does, so the timing holds.
