Cedar Village at Brick in Brick, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Cedar Village at Brick is a small adult community of 225 single-family homes in Brick Township, finished in 2001. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. It offers detached homes with two-car garages near Bridge Avenue, on a much smaller scale than the thousand-home communities elsewhere in the county. Here is what the sources say about it.

Where Cedar Village at Brick Is

The community is off Cedar Village Boulevard in Brick Township, Ocean County, in the Riviera Beach area near the Point Pleasant line. It is listed by name on the Ocean County Planning Department's list of adult communities, and 55places lists it as age-restricted (55 and older). 55places notes banks, a Stop & Shop, restaurants and a pharmacy around the corner on Bridge Avenue, the Garden State Parkway a couple of miles away, and Windward Beach Park and Mantoloking Bridge County Park within a few minutes.

For recreation, 55places points to golf at Forge Pond Golf Course and Spring Meadow Golf Course, and Atlantic City International Airport is about an hour away for longer trips.

The Homes and Models

55places lists 225 single-family homes built from 1998 to 2001 by Continental Properties, from 1,218 to 1,972 square feet, with two or three bedrooms, two or three baths and an attached two-car garage. Features it mentions include wood floors, granite counters and private yards. It names three models:

  • Holly: 2 bedrooms, 2 baths, 1,350 sq ft, 2-car garage
  • Juniper: 2 bedrooms, 2 baths, 1,388 sq ft, 2-car garage
  • Willow: 2 bedrooms, 2 baths, 1,546 sq ft, 2-car garage

Since the community range runs to 1,972 square feet, there are larger plans that 55places does not name. Check each listing for the model and size.

The Clubhouse and Amenities

The clubhouse has an exercise room, a ballroom, a multipurpose room, a card room and a billiards room. Outside there is a pool with a patio, bocce and shuffleboard courts, a putting green, a barbecue and picnic area, a gazebo, a pier and ponds, plus walking and biking paths. 55places mentions activities such as balance and stretch classes, bridge, poker, canasta, bingo, holiday parties and a men's club.

Association Fees

55places says the fee covers snow removal, trash removal, common area maintenance and lawn care. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop, 3208 Bridge Avenue, Point Pleasant, about 0.9 miles in a straight line.
  • Hospital: Hackensack Meridian Ocean University Medical Center, 425 Jack Martin Boulevard, Brick, about 2.3 miles in a straight line.
  • Transit: Ocean County's Ocean Ride runs fixed bus routes and a Reserve-A-Ride door-to-door service for residents 60 and older or with disabilities. Which routes stop near Cedar Village was not confirmed.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. Here are the questions worth asking before you make an offer. None of this is legal advice, and your attorney should review the documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home, find out before you buy.
  • What the monthly fee covers. Fees change, and the list of services changes with them. Ask for the current budget and what is included today.
  • Resale and move-in charges. Many associations charge a one-time fee when a home changes hands. Ask the amount and who pays it.
  • Exterior rules. Fences, patios, paint colors and additions usually need association approval.
