Covington Village is a gated adult condominium community in Lakewood Township: 360 units on 35 acres, built by Matzel Development between 2005 and 2012. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. The condos here are smaller than most homes in the county's adult communities, which keeps the upkeep modest. Here is what the sources say.

Where Covington Village Is

55places places Covington Village off Route 70, west of the Garden State Parkway in Lakewood, Ocean County, and lists it as age-restricted (55 and older) and gated. It notes a Target, Lowe's and Costco about four miles away, and nearby parks including Lake Carasaljo, Ocean County Park and Lake Shenandoah County Park. Golf courses named nearby include Pine Barrens Golf Club, Woodlake Country Club and Eagle Ridge Golf Club. Philadelphia International Airport is about 60 miles away.

The Homes and Models

All 360 homes are condominiums of 890 to 1,165 square feet, with one or two bedrooms and one to two baths. 55places mentions hardwood floors, granite counters and a covered terrace for each home, with parking in front of each building rather than garages. Every sale is a resale. These are the five plans it names:

  • Asford: 1 bedroom, 1.5 baths, 890 sq ft
  • Barnet: 1 bedroom plus den, 1.5 baths, 1,159 sq ft
  • Benton: 1 bedroom plus den, 1 bath, 1,160 sq ft
  • Chelsea: 2 bedrooms, 2 baths, 1,160 sq ft
  • Caspian: 2 bedrooms, 2 baths, 1,165 sq ft

Plan names are as spelled on 55places. "Plus den" means the plan has a den or bonus room in addition to its bedrooms.

The Clubhouse and Amenities

The 12,000-square-foot clubhouse has an exercise room, a sauna, an on-site day spa, a banquet hall, a movie theater, a library, a billiards room and a business center with computers. Outside there is a pool with a whirlpool spa and patio, two bocce courts, a barbecue area and ponds. 55places lists an activities director and events such as football viewing parties, holiday parties, a men's club and Sunday brunches.

Association Fees

55places says the fee covers common area maintenance, water, sewer, lawn mowing and snow removal. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Shopping: Target, Lowe's and Costco about four miles away, per 55places.
  • Hospital: Monmouth Medical Center Southern Campus, 600 River Avenue, Lakewood, is the RWJBarnabas hospital in town.
  • Transit: Ocean County's Ocean Ride runs the OC 4 Lakewood route to the Lakewood Bus Terminal and the OC 3 Toms River, Brick and Lakewood route. Stops near Covington Village were not confirmed.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. Here are the questions worth asking before you make an offer. None of this is legal advice, and your attorney should review the documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home, find out before you buy.
  • What the monthly fee covers. Fees change, and the list of services changes with them. Ask for the current budget and what is included today.
  • Resale and move-in charges. Many associations charge a one-time fee when a home changes hands. Ask the amount and who pays it.
  • Exterior rules. Fences, patios, paint colors and additions usually need association approval.
  • Condo documents. A condominium association maintains more of the building than a single-family association, so its budget and reserves matter even more. Ask for both.
