Four Seasons at Wall is a gated adult community of 400 single-family homes in Wall Township, Monmouth County, built by K. Hovnanian from 1997 to 1999. Homes run from about 1,500 to 3,500 square feet with two to four bedrooms, and the clubhouse has both indoor and outdoor pools.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what published sources say about the homes, the clubhouse, the fees and the area near the Manasquan River.

Where Four Seasons at Wall Is

The community is in the southern part of Wall Township, and homes carry a Manasquan mailing address (ZIP 08736). 55housing describes it as sitting on the Wall and Brielle border, so if you are comparing tax bills, confirm the municipality for the specific home. 55places notes the Garden State Parkway and Interstate 195 a short drive away. 55housing puts the beach and boardwalk at Point Pleasant Beach about 3 miles away and the members-only Manasquan River Golf Course about 2 miles away.

The Homes

None of the sources I read name the individual models at Four Seasons at Wall, so I have not listed any. 55places describes single-family homes of about 1,500 to 3,500 square feet with two to four bedrooms, two to four baths and a two-car garage. It says all homes have open floor plans and good storage, and some have a sunroom, a private patio, a fireplace or cathedral ceilings. Given the size range, two homes here can be very different, so compare the rooms and the lot rather than the price per square foot alone.

Clubhouse and Amenities

According to 55places, the clubhouse has an indoor pool and an outdoor pool, a fitness center, a card room, billiards and a ballroom. Outdoors there are tennis, bocce, shuffleboard and horseshoe courts and a gazebo. 55places lists no activities director, so clubs such as crafts, cards, book discussions and tennis are organized within the community.

  • Transit: The Manasquan station on NJ TRANSIT's North Jersey Coast Line is about 1.7 miles away in a straight line. Monmouth County's SCAT service offers rides for senior and permanently disabled county residents, booked at 732-431-6480.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Four Seasons at Wall. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current monthly fee, what it includes, the size of the reserve fund and any planned assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, initiation fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, landscaping changes, additions and parking for a second car, a boat or an RV.
