Where Four Seasons at Harbor Bay Is
The community is in Little Egg Harbor Township near the Great Bay area of southern Ocean County. 55places puts it about 15 minutes from Long Beach Island and about 30 miles north of Atlantic City. Ocean County's Department of Planning lists it among the adult communities constructed in the county.
The Homes and Floor Plans
According to 55places, the homes have two or three bedrooms, two to three baths and a two-car garage, with the primary bedroom on the first floor. Some plans have a loft option that adds a bedroom and bath, and all 16 floor plans offered a basement option where the homesite allowed. The 16 plans named on 55places are:
- Monterey: 2 bedrooms plus a den, 2 baths, 1,838 sq ft, 2-car garage
- Bonaire: 2 bedrooms, 2 baths, 1,874 sq ft, 2-car garage
- Curacao: 2 bedrooms plus a den, 2 baths, 1,901 sq ft, 2-car garage
- Kingston: 2 bedrooms, 2.5 baths, 1,981 sq ft, 2-car garage
- Rosewood: 2 bedrooms plus a den, 2 baths, 2,024 sq ft, 2-car garage
- Laurel: 2 bedrooms plus a den, 2 baths, 2,103 sq ft, 2-car garage
- Mahogany: 2 bedrooms plus a den, 2 baths, 2,115 sq ft, 2-car garage
- Captiva: 2 bedrooms plus a den, 2 baths, 2,120 sq ft, 2-car garage
- Amelia: 2 bedrooms plus a den, 2 baths, 2,134 sq ft, 2-car garage
- Willow: 2 bedrooms plus a den, 2 baths, 2,336 sq ft, 2-car garage
- St. Simon: 2 bedrooms plus a den, 2 baths, 2,489 sq ft, 2-car garage
- Sycamore: 3 bedrooms, 2.5 baths, 2,870 sq ft, 2-car garage
- Bonaire Loft: 3 bedrooms, 3 baths, 2,905 sq ft, 2-car garage
- Teak: 3 bedrooms plus a den, 2.5 baths, 3,020 sq ft, 2-car garage
- Palm: 3 bedrooms plus a den, 2.5 baths, 3,230 sq ft, 2-car garage
- Captiva Loft: 3 bedrooms, 3 baths, 3,430 sq ft, 2-car garage
The two "Loft" plans are the larger versions of the Bonaire and Captiva. Since basements were optional and depended on the lot, two homes with the same model name can differ a lot in usable space, so ask whether a home has a basement and whether it is finished.
Clubhouse and Amenities
55places describes a two-story clubhouse with an indoor pool, a fitness center with an aerobics studio, a library area, billiards, and craft and card rooms. Outdoors there are tennis courts, horseshoe pits, bocce courts, a driving range, a putting green and an outdoor pool with sundecks. 55places lists a full-time activities director. The Sea Oaks Golf Club next door is a public 18-hole course, separate from the association.

What to Know Before Buying in an Age-Restricted Community
Buying in Four Seasons at Harbor Bay is different from buying a house on an ordinary street, and a few questions are worth asking before you sign anything. None of this is legal advice; your attorney reviews the documents during attorney review.
- Read the age rule itself. Each community's governing documents say who must be 55 or older, whether a younger spouse or partner may live in the home, and whether visiting guests have a time limit. Ask for the bylaws and the current rules and regulations.
- Ask what the monthly fee covers. Lawn care, snow removal, trash, the clubhouse and exterior upkeep vary from one community to the next. Ask for the current budget and whether any special assessment is planned.
- Ask about one-time charges at closing. Many associations collect a capital contribution or transfer fee from the buyer. The association or its management company can tell you the amount.
- Check the rules that shape daily life. Pets, rentals, fences, sheds, satellite dishes and exterior changes are often limited. If something matters to you, get the rule in writing.
