Four Seasons at Monmouth Woods is a gated adult community in Howell Township, Monmouth County, built by K. Hovnanian between 2015 and 2020. 55places counts 251 single-family homes and describes the community as age-restricted (55 and older), and trade news coverage of its launch described it as an age-restricted development. It is one of the newer communities in the area, with a 6,830 square foot clubhouse, an outdoor pool and tennis and bocce courts. Here is what the sources say.
Where Is Four Seasons at Monmouth Woods?
The community is off West Farms Road in Howell, with access to Routes 9 and 33, according to 55places. It says a home improvement store, restaurants and grocery stores are around the corner, the Manasquan Reservoir County Park and a golf course in Howell are a few minutes away, and New York City and Newark Liberty International Airport are each about an hour away.

Shopping, Medical Care and Getting Around
ACME at 3241 US Highway 9 in Freehold is about 2.9 miles away in a straight line. CentraState Medical Center at 901 West Main Street in Freehold is about 4.8 miles in a straight line. Monmouth County's SCAT service offers rides for senior and permanently disabled county residents; I did not research bus routes near the community.
What to Know Before Buying in an Age-Restricted Community
Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:
- What does the monthly fee cover, and is an increase planned?
- Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
- What are the rules on pets, renting the home, fences, landscaping and exterior changes?
- How are the clubhouse, pool and activities scheduled, and is anything paid separately?
