The Sea Oaks golf course, now LBI National Golf & Resort, is a public 18-hole course, and the resort has an inn, The Inn at LBI National. They are ranch designs, and some models add a second-story loft. Some homes have fireplaces and granite counters, and the landscaping includes underground sprinklers. 55places names ten models:

Clubhouse, Golf and Amenities
The 20,000 square foot clubhouse has a fitness center, card and billiards rooms, an arts and crafts studio and a ballroom, plus indoor and outdoor pools. Outdoors there are tennis, shuffleboard and bocce courts, horseshoe pits and walking and biking trails, along with the 18-hole golf course on 194 acres.
Association Fees

Shopping, Medical Care and Getting Around
ACME Markets at 425 Route 9 in Tuckerton is about 1.8 miles away in a straight line. The closest hospital is Southern Ocean Medical Center at 1140 Route 72 West in Manahawkin, about 7.2 miles in a straight line. NJ TRANSIT route 559 to Atlantic City and Ocean Ride route OC 6 (Little Egg Harbor to Stafford) serve the township; I did not confirm the nearest stops.
What to Know Before Buying in an Age-Restricted Community
Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:
- What does the monthly fee cover, and is an increase planned?
- Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
- What are the rules on pets, renting the home, fences, landscaping and exterior changes?
- How are the clubhouse, pool and activities scheduled, and is anything paid separately?
