Pheasant Run at Barnegat is one of the older adult communities in southern Ocean County, a neighborhood of 379 single-family homes built between 1987 and 1995. It is listed on the Ocean County Planning Department's list of adult communities, and 55places describes it as age-restricted (55 and older). The homes are mostly one-floor ranches, and the location puts the Garden State Parkway a few hundred yards away. Here is what the sources say about the homes, the amenities and the area.

Where Is Pheasant Run at Barnegat?

The community is in Barnegat Township, Ocean County. 55places places it about 0.2 miles from Garden State Parkway Exit 67. Do not confuse it with Pheasant Run in Lacey Township, a separate community; the county lists the two separately. Pheasant Run at Barnegat is not gated.

The Homes and Floor Plans

According to 55places, the homes range from 1,034 to 1,784 square feet. Most are ranch-style with two bedrooms and two full baths, and there is also a two-story model with a loft that puts the second bedroom and bath upstairs. The homes have attached garages, patios and open porches. 55places names five models:

  • Avon: 2 bedrooms, 1 bath, about 1,034 sq ft, 1-car garage
  • Brigantine: 2 bedrooms, 2 baths, about 1,164 sq ft, 1-car garage
  • Cape Cod: 2 bedrooms, 2 baths, about 1,360 sq ft, 1-car garage
  • Devon: 2 bedrooms, 2 baths, about 1,408 sq ft, 1-car garage
  • Edgewater: 2 bedrooms, 2.5 baths, about 1,784 sq ft, 1-car garage

Every home is a resale, so condition and updates vary from house to house. On the day I checked, 55places showed a price range of high $200,000s to high $300,000s based on current listings.

Clubhouse and Amenities

The center of the community is a 4,500 square foot clubhouse with a ballroom, fitness center, billiards, an arts and crafts studio, hobby and game rooms and a demonstration kitchen. Outside there is a large heated saltwater pool, tennis courts, bocce, shuffleboard, horseshoe pits and a picnic area. 55places also lists clubs such as bocce, cards, ceramics, crafts, exercise and a golf club.

Association Fees

55places says the fee is the same regardless of model. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

The nearest full-size grocery store is ACME Markets at 912 West Bay Avenue, Barnegat, about 1.5 miles away in a straight line. The closest hospital is Southern Ocean Medical Center (Hackensack Meridian Health) at 1140 Route 72 West in Manahawkin, about 3.4 miles in a straight line. For transit, NJ TRANSIT bus route 559 to and from Atlantic City serves Barnegat Township; I did not confirm the stop closest to the community. Ocean County's Ocean Ride also runs Reserve-A-Ride door-to-door trips for county residents 60 and older, or disabled residents 18 and older.

What to Know Before Buying in an Age-Restricted Community

Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:

  • What does the monthly fee cover, and is an increase planned?
  • Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
  • What are the rules on pets, renting the home, fences, landscaping and exterior changes?
  • How are the clubhouse, pool and activities scheduled, and is anything paid separately?

At Pheasant Run, pay attention to the pet rule. A reviewer on 55places mentions a limit of one pet per household. I have not seen that in the association's documents, so treat it as a question to ask, not a fact.
