Greenbriar I is one of the larger adult communities in Brick Township, Ocean County, with 1,951 homes built between 1970 and 1978. The Ocean County Planning Department lists it among the county's adult communities, and 55places describes it as age-restricted (55 and older). Most homes are single-family, with some attached homes, and the community has a clubhouse, outdoor pool and courts for pickleball, bocce and shuffleboard. It is a separate community from Greenbriar Woodlands in Toms River and Greenbriar Oceanaire in Waretown. Here is what the sources say.

Where Is Greenbriar I?

Greenbriar I is in Brick Township, east of the Garden State Parkway, according to 55places. It is not gated. Nearby places named on 55places include Cattus Island County Park and Jenkinson's Boardwalk, and it points to nearby waterfront areas such as Breton Woods and Shore Acres for shopping and dinner out.

The Homes and Floor Plans

55places says there are five floor plans with one to two bedrooms, one to two baths and a one-car garage, and that most homes have storage space and a patio or screened porch. It does not publish square footage for these plans. The five plans named on 55places:

  • Aspen: 1-2 bedrooms, 1-1.5 baths, 1-car garage
  • Bayberry: 1-2 bedrooms, 1-1.5 baths, 1-car garage
  • Dogwood: 1-2 bedrooms, 1-1.5 baths, 1-car garage
  • Elm: 2 bedrooms, 2 baths, 1-car garage
  • Cypress: 1-2 bedrooms, 1-1.5 baths, 1-car garage

All homes are resales. On the day I checked, 55places showed an average listing price of around $426,500.

Clubhouse and Amenities

The clubhouse has a fitness center, library, computers, card room, ballroom, billiards, a fireside lounge and a multipurpose room. Outside there is an outdoor pool and courts for bocce, pickleball and shuffleboard. 55places says a full-time activities director plans events, and it lists more than 30 clubs and interest groups, from bowling and bridge to a garden club, along with fitness classes such as tai chi, yoga and line dancing.

Shopping, Medical Care and Getting Around

Ocean University Medical Center (Hackensack Meridian Health) at 425 Jack Martin Boulevard in Brick is about 0.8 miles away in a straight line. For groceries, Stop & Shop at 3208 Bridge Avenue in Point Pleasant is about 2.6 miles in a straight line. Ocean County's Ocean Ride runs fixed bus routes and a Reserve-A-Ride door-to-door service for residents 60 and older and people with disabilities; I did not confirm which route stops closest to the community.

What to Know Before Buying in an Age-Restricted Community

Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:

  • What does the monthly fee cover, and is an increase planned?
  • Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
  • What are the rules on pets, renting the home, fences, landscaping and exterior changes?
  • How are the clubhouse, pool and activities scheduled, and is anything paid separately?
