Riviera at Freehold is a gated adult community in Freehold Township, Monmouth County, with 300 ranch-style homes built between 2003 and 2007. 55places describes it as age-restricted (55 and older) and lists an 11,000 square foot clubhouse with indoor and outdoor pools. The grounds include open space, lakes and trees. Here is what the sources say about the homes, the amenities and the area.

Where Is Riviera at Freehold?

Despite the name, Riviera at Freehold is in Freehold Township, not Freehold Borough. 55places lists the address as 1 Riviera Road, and the community's map point falls in Freehold Township (ZIP 07728). 55places lists Route 33, Route 18 and the Garden State Parkway among the nearby routes. The community is gated.

The Homes and Floor Plans

55places says the homes have ten-foot ceilings, two to four bedrooms, two to three baths and two-car garages, in sizes from 1,885 to 2,170 square feet. Several plans also come in a loft version, for which 55places does not give square footage; in its model data, the loft versions are listed with three or more bedrooms and three baths. It names seven models:

  • Prestwick: 2 bedrooms, 2 baths, about 1,885 sq ft, 2-car garage
  • Tradition: 2 bedrooms, 2 baths, about 2,020 sq ft, 2-car garage
  • Bayhill: 2 to 3 bedrooms, 2 baths, about 2,025 sq ft, 2-car garage
  • Turnberry: 3 bedrooms, 3 baths, about 2,170 sq ft, 2-car garage
  • Tradition with Loft: 3 bedrooms, 3 baths, 2-car garage
  • Bayhill with Loft: 3 to 4 bedrooms, 3 baths, 2-car garage
  • Prestwick with Loft: 3 bedrooms, 3 baths, 2-car garage

All homes are resales. On the day I checked, 55places showed a price range of high $400,000s to mid $600,000s based on current listings.

Clubhouse and Amenities

The clubhouse has a fitness center with an aerobics studio, an indoor pool with a spa, a library, billiards, a computer area, arts and crafts and card rooms, and a ballroom. Outdoors there are tennis and bocce courts, shuffleboard, horseshoe pits, an outdoor pool and walking and biking trails. 55places lists a full-time activities director and clubs such as chorus, canasta, Scrabble and billiards.

Association Fees

55places says the dues cover grounds maintenance, snow removal, trash pickup, management fees, indoor and outdoor pool maintenance and clubhouse maintenance. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

ACME Markets at 3241 Route 9 in Freehold is about 1.6 miles away in a straight line, and its store page confirms it is open. CentraState Medical Center is about 3.5 miles in a straight line. Monmouth County's SCAT (Special Citizens Area Transportation) offers rides for senior and permanently disabled Monmouth County residents, booked through 732-431-6480.

What to Know Before Buying in an Age-Restricted Community

Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:

  • What does the monthly fee cover, and is an increase planned?
  • Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
  • What are the rules on pets, renting the home, fences, landscaping and exterior changes?
  • How are the clubhouse, pool and activities scheduled, and is anything paid separately?

At Riviera, 55places says the dues include trash pickup and the upkeep of both pools. When you compare monthly costs with a home outside an association, add those services back in so the comparison is fair.
