Nobility Crest at Ocean is a gated adult community of condominiums in Ocean Township, Monmouth County. 55places lists 198 homes in low-rise condominium buildings, with a 4,300 square foot clubhouse called the Lifestyle Center, an outdoor pool and spa, and a dog park.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what published sources say about the buildings, the floor plans, the fees and the area.

Where Nobility Crest at Ocean Is

The community's address is 7 Centre Street in Ocean Township. Mailing addresses here can read Neptune or Ocean, so rely on the tax record for the municipality. 55places describes it as set back from the main road, and the Route 35 shopping corridor is about a mile away.

The Buildings and Floor Plans

According to 55places, Jerald Development built in the community from 2006 to 2012, and Renaissance Properties and Blue Star Group began building again in 2019. ROI-NJ reported the opening of a new building at the community in 2020. 55places counts 198 residences, 78 of them new construction. Most homes have two bedrooms and two baths, a private terrace, storage space and assigned parking. The eight floor plans named on 55places are:

  • Beaumont 1: 2 bedrooms, 2 baths, 1,213 sq ft
  • Drummond 1: 2 bedrooms, 2 baths, 1,327 sq ft
  • Edmond 1: 2 bedrooms plus a den, 2 baths, 1,658 sq ft
  • Edmond 2: 2 bedrooms plus a den, 2 baths, 1,666 sq ft
  • Fairfax 1: 2 bedrooms, 2 baths, 1,719 sq ft
  • Fairfax 1C: 2 bedrooms, 2 baths, 1,735 sq ft
  • Fairfax 2: 2 bedrooms plus a den, 2 baths, 1,809 sq ft
  • Fairfax 2C: 2 bedrooms plus a den, 2 baths, 1,825 sq ft

55places' written description says the eight models run from 1,058 to 2,222 square feet, which does not match the sizes in its own model list. Treat the listing measurements for a specific unit as the number to rely on, and ask which building a unit is in, since the older and newer buildings were built by different developers.

Clubhouse and Amenities

55places describes the Lifestyle Center with a fitness center, a business center, a craft room, a lounge, a library, a multipurpose room and a billiards and card room. It also says each condominium building has its own community room with a fitness area, billiards or multipurpose space, open to all owners. Outdoors there is a pool and spa, a fire pit and barbecue area, shuffleboard and bocce courts, and a dog park. There is no activities director, according to 55places, so clubs are organized by owners.

Association Fees

According to 55places, the fee covers snow removal, common area maintenance, exterior building upkeep, landscaping and use of the amenities. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Groceries: Wegmans at 1104 Highway 35 South in Ocean is about 1.1 miles away in a straight line.
  • Hospital: Jersey Shore University Medical Center in Neptune is about 1.9 miles away in a straight line.
  • Transit: The Asbury Park station on NJ TRANSIT's North Jersey Coast Line is about 2.6 miles away in a straight line. Monmouth County's SCAT service offers rides for senior and permanently disabled county residents, booked at 732-431-6480.

What to Know Before Buying in an Age-Restricted Community

Buying in Nobility Crest at Ocean is different from buying a house on an ordinary street, and a few questions are worth asking before you sign anything. None of this is legal advice; your attorney reviews the documents during attorney review.

  • Read the age rule itself. Each community's governing documents say who must be 55 or older, whether a younger spouse or partner may live in the home, and whether visiting guests have a time limit. Ask for the bylaws and the current rules and regulations.
  • Ask what the monthly fee covers. Lawn care, snow removal, trash, the clubhouse and exterior upkeep vary from one community to the next. Ask for the current budget and whether any special assessment is planned.
  • Ask about one-time charges at closing. Many associations collect a capital contribution or transfer fee from the buyer. The association or its management company can tell you the amount.
  • Check the rules that shape daily life. Pets, rentals, fences, sheds, satellite dishes and exterior changes are often limited. If something matters to you, get the rule in writing.
