Lake Ridge is a gated adult community of about 925 single-family homes in Toms River Township, Ocean County, built by the Kokes Organization between 1994 and 1998. 55places describes it as set on 300 landscaped acres around two lakes, with a 13,800 square foot clubhouse, a community bus and a full-time activities director.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Several communities in this part of Ocean County share the Lake Ridge name, so this guide is specific to the one in Toms River.

Where Lake Ridge Is

Lake Ridge is in the northern part of Toms River Township off Route 70, and 55places lists the clubhouse at 2251 Lake Ridge Boulevard. It is gated, and Ocean County lists it among the county's adult communities. Other communities with Lake Ridge in the name, such as Lennar at Lake Ridge, Meadows at Lake Ridge and Country Walk at Lake Ridge in Whiting, are separate communities with separate associations. 55places describes Lake Ridge as surrounded by several other adult communities.

The Homes and Models

55places says most models are one-level ranch homes with two bedrooms and two baths, while one model has three bedrooms and three baths on two levels. Homes have a one- or two-car garage and sit on their own lots. The six models named on 55places are:

  • Ashford: 2 bedrooms, 2 baths, 1,308 sq ft, 1-car garage
  • Barrington II: 2 bedrooms, 2 baths, 1,599 sq ft, 1-car garage
  • Cambridge: 2 bedrooms, 2 baths, 1,654 sq ft, 2-car garage
  • Devon: 2 bedrooms, 2 baths, 1,738 sq ft, 2-car garage
  • Lake Ridge: 2 bedrooms, 2 baths, 1,807 sq ft, 2-car garage
  • Lake Ridge II: 3 bedrooms, 3 baths, 2,254 sq ft, 2-car garage

The Lake Ridge II is the two-level model. If one-floor living is the goal, the other five plans keep everything on the main level.

Clubhouse and Amenities

According to 55places, the 13,800 square foot clubhouse has a fitness center with an indoor pool, game and billiard rooms and arts and crafts rooms, and a separate annex building is used for meetings and cards. Outdoors there are horseshoe pits, a basketball court, tennis and bocce courts, an outdoor pool and a patio. Of the two lakes, 55places says the larger is stocked for fishing. The community also runs a courtesy bus for shopping trips, a monthly newspaper and an in-house cable TV channel.

Buying in an Age-Restricted Community: What to Check

A home in Lake Ridge comes with an association and a set of rules, and it pays to understand both before you commit. The points below are general guidance and not legal advice.

  • Who may live in the home. The governing documents set the age requirement and any exceptions. Read them rather than relying on a listing description.
  • The full monthly cost. Add the association fee to property taxes and insurance, and ask whether the fee has changed recently or is expected to.
  • Fees paid at purchase. Ask the association or its manager whether a buyer pays a capital contribution or transfer fee.
  • Use and appearance rules. Pets, rentals, exterior colors, patios and storage sheds are commonly regulated. Ask for the current rules in writing.
