Horizons at Barnegat is a small adult community in Barnegat Township, Ocean County, with 164 single-family homes built by Kara Homes between 1998 and 2005. Every floor plan listed for it is over 2,000 square feet, and 55places reports that about 90 percent of the homes have a finished loft.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide pulls together what published sources say about the homes, the clubhouse, the fees and the area around the community, so you can decide whether it belongs on your list.

Where Horizons at Barnegat Is

The community sits in Barnegat Township in southern Ocean County. 55places places it a couple of minutes from Garden State Parkway exit 67, with Route 72 and the Manahawkin shopping area a short drive south. It is not a gated community. The Ocean County Department of Planning includes Horizons at Barnegat in its list of adult communities constructed in the county.

The Homes and Floor Plans

All 164 homes are detached single-family houses, sold today as resales. 55places lists homes of 2,170 to 3,035 square feet with two or three bedrooms and two to three baths, and says many homes back up to wooded land. The floor plans named on 55places are:

  • Sonata: 3 bedrooms plus a den, 3 baths, 2,170 sq ft, 2-car garage
  • Aria: 3 bedrooms plus a den, 3 baths, 2,367 sq ft, 2-car garage
  • Cantata: 3 bedrooms plus a den, 3 baths, 2,464 sq ft, 2-car garage
  • Harmony: 2 bedrooms plus a den, 2.5 baths, 2,638 sq ft, 2-car garage
  • Rhapsody: 3 bedrooms plus a den, 3 baths, 2,770 sq ft, 2-car garage
  • Arietta: 3 bedrooms plus a den, 3 baths, 2,782 sq ft, 2-car garage
  • Symphony: 3 bedrooms plus a den, 3 baths, 2,946 sq ft, 2-car garage
  • Concerto: 2 bedrooms plus a den, 2 baths, 3,035 sq ft, 2-car garage

Several of these plans are listed as having more than one level, which fits the loft layouts 55places describes. Because a loft or a finished second level changes how a home lives, it is worth walking the stairs and checking where the primary bedroom sits before you settle on a floor plan.

Clubhouse and Amenities

According to 55places, the clubhouse includes a kitchen, library, card room, multipurpose room and exercise room. Outside there is a swimming pool with a wheelchair lift, bocce courts, a picnic area, and walking and biking paths. 55places also lists groups such as cards, Mah Jongg, yoga and a travel club. Clubs change over time with the volunteers who run them, so ask the association for the current calendar.

Association Fees

55places states that the fee is the same regardless of the size or model of the home. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Groceries: ACME Markets at 912 West Bay Avenue in Barnegat is about 2.5 miles away in a straight line.
  • Hospital: Southern Ocean Medical Center (Hackensack Meridian Health), 1140 Route 72 West in Manahawkin, is about 3.1 miles away in a straight line.
  • Transit: NJ TRANSIT bus route 559, which runs to and from Atlantic City, serves Barnegat Township. Check NJ TRANSIT for the stop closest to the community.

Distances are straight-line figures from map coordinates, so the drive will be a little longer.

What to Know Before Buying in an Age-Restricted Community

Buying in Horizons at Barnegat is different from buying a house on an ordinary street, and a few questions are worth asking before you sign anything. None of this is legal advice; your attorney reviews the documents during attorney review.

  • Read the age rule itself. Each community's governing documents say who must be 55 or older, whether a younger spouse or partner may live in the home, and whether visiting guests have a time limit. Ask for the bylaws and the current rules and regulations.
  • Ask what the monthly fee covers. Lawn care, snow removal, trash, the clubhouse and exterior upkeep vary from one community to the next. Ask for the current budget and whether any special assessment is planned.
  • Ask about one-time charges at closing. Many associations collect a capital contribution or transfer fee from the buyer. The association or its management company can tell you the amount.
  • Check the rules that shape daily life. Pets, rentals, fences, sheds, satellite dishes and exterior changes are often limited. If something matters to you, get the rule in writing.
