The Enclave at Ocean is a small, newer adult community in Ocean Township, Monmouth County, with 75 single-family homes. 55housing.com identifies the builder as Toll Brothers and says the community was built in phases, with 35 homes in the first phase and the rest completed by 2022. An engineering firm that worked on the project describes it as a 55-and-older community, and 55places lists it as age-restricted (55 and older). Here is what the sources say.
Where Is The Enclave at Ocean?
The community is in the Wayside section of Ocean Township, with its entrance on Hope Road, per 55housing. Some sites, including 55places, label it Tinton Falls, but its streets, such as Enclave Way and Pelican Court, are in Ocean Township. 55housing places it a few minutes from Garden State Parkway Exit 105, Route 35 and Route 36. Joe Palaia Park, with walking trails and disc golf, is nearby. The community is not gated.
The Homes and Floor Plans
The Enclave offers nine floor plans in one-story and two-story designs, with two-car garages. The sources give different size ranges: 55places lists 1,688 to 2,679 square feet with two to five bedrooms, while 55housing describes plans from a two-bedroom home of about 1,800 square feet to more than 3,700 square feet with a second floor. 55housing lists features such as ten-foot first-floor ceilings, crown moldings, granite counters and stainless appliances, and 55places mentions options such as sunrooms and finished basements. The nine models named by 55places:
- Westridge: 2 bedrooms, 2 baths, about 1,688 sq ft, 2-car garage
- Binghamton: 2 to 4 bedrooms, 2 to 3 baths, about 1,827 sq ft, 2-car garage
- Lehigh: 2 to 4 bedrooms, 2 to 3 baths, about 1,839 sq ft, 2-car garage
- Fairhaven: 2 to 4 bedrooms, 2 to 3 baths, about 1,909 sq ft, 2-car garage
- Houghton: 2 to 4 bedrooms, 2 to 3 baths, about 1,915 sq ft, 2-car garage
- Linwood: 3 to 5 bedrooms, 3 to 4 baths, about 2,412 sq ft, 2-car garage
- Farmington: 3 to 5 bedrooms, 3 to 4 baths, about 2,497 sq ft, 2-car garage
- Bronson: 3 to 5 bedrooms, 3 to 4 baths, about 2,530 sq ft, 2-car garage
- Hammond: 3 to 5 bedrooms, 3 to 4 baths, about 2,679 sq ft, 2-car garage
Every home is now a resale. On the day I checked, 55housing showed a price range of $900,000 to $1,300,000.

What to Know Before Buying in an Age-Restricted Community
Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:
- What does the monthly fee cover, and is an increase planned?
- Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
- What are the rules on pets, renting the home, fences, landscaping and exterior changes?
- How are the clubhouse, pool and activities scheduled, and is anything paid separately?
