Venue at Lighthouse Station is one of the newer adult communities in Barnegat Township, Ocean County. Lennar broke ground in 2017 and finished 247 single-family homes by 2023, according to 55places, which describes it as age-restricted (55 and older). The Ocean County Planning Department lists Venue at Lighthouse Station among the county's adult communities. It is part of the larger Lighthouse Station development, and only the Venue section appears on the county's adult list. Here is what the sources say.
Where Is Venue at Lighthouse Station?
The community is in Barnegat Township. 55places places it about 20 minutes from Toms River, about 45 minutes from Atlantic City and about 20 minutes from Ocean County Airport. For a day outdoors it names Lochiel Creek County Park, Ocean Acres Lake Park and Barnegat Lighthouse State Park, and for golf it names Ocean Acres, Cedar Creek and Bey Lea. It is not gated.

55places lists four single-family floor plans from 1,448 to 1,936 square feet, each with two baths and an attached two-car garage. The two smaller plans have two bedrooms, and the two larger plans add a den. On the day I checked, 55places showed an average listing price of around $650,000 based on current listings.
Clubhouse and Amenities
The clubhouse has gathering rooms, a multipurpose room and a fitness center. Outside there is a swimming pool with a patio and tennis courts. 55places says the association fee covers basic exterior maintenance, including lawn mowing and snow removal from driveways.

Shopping, Medical Care and Getting Around
ACME Markets at 912 West Bay Avenue in Barnegat is about 0.8 miles away in a straight line. Southern Ocean Medical Center (Hackensack Meridian Health) at 1140 Route 72 West in Manahawkin is about 2.6 miles in a straight line. NJ TRANSIT bus route 559, which runs to and from Atlantic City, serves Barnegat Township; I did not confirm the stop closest to the community.

Buying in an adult community works much like buying any other home, with more paperwork to read. The association's governing documents set the age rule, who else may live in the home, how long guests may stay, and what you may change on the outside of the house. Every association writes its own rules, so read the current documents before you commit, and review them with your attorney. A few questions I suggest asking:
- What does the monthly fee cover, and is an increase planned?
- Are there one-time fees at closing, such as a capital contribution or a transfer fee, and is any special assessment pending?
- What are the rules on pets, renting the home, fences, landscaping and exterior changes?
- How are the clubhouse, pool and activities scheduled, and is anything paid separately?
