Wedgewood Place is a small adult community in Brick Township, Ocean County, with 145 single-family homes. 55places lists Brick Builders as the builder and gives construction dates of 1999 to 2003. Every one of the four models is a two-bedroom, two-bath home of roughly 1,600 square feet with an attached garage and a full basement, which makes the homes here unusually consistent.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what published sources say about the community, the homes and the area around it.

Where Wedgewood Place Is

The community is in the northern part of Brick Township, close to Garden State Parkway exit 91, according to 55places. It is not gated. Ocean County's Department of Planning lists Wedgewood Place among the adult communities constructed in the county. 55places also notes that the Point Pleasant train station is within about 15 minutes.

The Homes and Models

55places describes single-family homes of 1,581 to 1,625 square feet with two bedrooms and two baths, central air and gas heat. All homes have a full basement, some finished and some not, and each has an attached garage. Upgrades found in some homes include hardwood floors, granite counters, fireplaces and skylights, and layouts include kitchen islands, decks and laundry rooms. The four models named on 55places are:

  • Wedgewood: 2 bedrooms, 2 baths, 1,581 sq ft, 2-car garage
  • Doulton: 2 bedrooms, 2 baths, 1,612 sq ft, 2-car garage
  • Lennox: 2 bedrooms, 2 baths, 1,616 sq ft, 2-car garage
  • Waterford: 2 bedrooms, 2 baths, 1,625 sq ft, 2-car garage

With only about 44 square feet separating the smallest and largest model, the real differences between homes here come from the basement (finished or not), updates and lot position. A finished basement adds useful space, so ask whether it was finished with permits.

Clubhouse and Amenities

55places lists a clubhouse with an exercise room, a multipurpose room, a library and a billiards area, plus an outdoor pool and patio. Outdoor courts include tennis, bocce and shuffleboard, and there is a horseshoe pit. 55places also lists RV parking, which is uncommon in a community of this size and worth confirming if you own an RV or a boat.

Association Fees

According to 55places, the fee covers use of the clubhouse, management, lawn care, sprinkler systems and snow removal. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

  • Hospital: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 1.5 miles away in a straight line.
  • Groceries: Stop & Shop at 3208 Bridge Avenue in Point Pleasant is about 2.9 miles away in a straight line.
  • Bus service: Ocean County's Ocean Ride runs fixed bus routes and Reserve-A-Ride door-to-door trips for residents 60 and older or disabled residents 18 and older.

What to Know Before Buying in an Age-Restricted Community

Buying in Wedgewood Place is different from buying a house on an ordinary street, and a few questions are worth asking before you sign anything. None of this is legal advice; your attorney reviews the documents during attorney review.

  • Read the age rule itself. Each community's governing documents say who must be 55 or older, whether a younger spouse or partner may live in the home, and whether visiting guests have a time limit. Ask for the bylaws and the current rules and regulations.
  • Ask what the monthly fee covers. Lawn care, snow removal, trash, the clubhouse and exterior upkeep vary from one community to the next. Ask for the current budget and whether any special assessment is planned.
  • Ask about one-time charges at closing. Many associations collect a capital contribution or transfer fee from the buyer. The association or its management company can tell you the amount.
  • Check the rules that shape daily life. Pets, rentals, fences, sheds, satellite dishes and exterior changes are often limited. If something matters to you, get the rule in writing.
