Cranberry Creek is an adult community of 325 single-family ranch homes in Little Egg Harbor Township, built by the Kleiner Group between 2003 and 2010. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide covers where Cranberry Creek is, the home models, the clubhouse, the monthly fee, and what to check before you make an offer.

Where Cranberry Creek Is

Cranberry Creek sits off Route 9 in Little Egg Harbor Township, at the southern end of Ocean County, a short way south of Tuckerton. Homes use a Tuckerton mailing address, but the Ocean County Planning Department lists the community under Little Egg Harbor Township. 55places lists it as age-restricted (55 and older).

55places notes the Tuckerton Seaport maritime museum is down the road and Long Beach Island is a short drive away, and the Manahawkin shopping area is about ten minutes north.

The Homes and Models

Every home is a single-family ranch, some with a loft, from 1,126 to 2,184 square feet, with two or three bedrooms, two to two-and-a-half baths and a one- or two-car garage. 55places mentions sun porches or sunrooms in many homes, along with crown molding, nine-foot ceilings and hardwood floors in some. Every sale is a resale. The five floor plans 55places lists are named after American writers:

  • Ralph Waldo Emerson: 2 bedrooms, 2 baths, 1,126 sq ft, 1-car garage
  • William Faulkner: 2 + den bedrooms, 2 baths, 1,330 sq ft, 1-car garage
  • F. Scott Fitzgerald: 2 bedrooms, 2 baths, 1,456 sq ft, 2-car garage
  • Ernest Hemingway: 2 bedrooms, 2 baths, 1,628 sq ft, 2-car garage
  • Walt Whitman: 2 + den to 3 bedrooms, 2.5 baths, 2,184 sq ft, 2-car garage

The Walt Whitman is listed as having more than one level. Sizes and room counts are as listed on 55places.

The Clubhouse and Amenities

The clubhouse is about 10,000 square feet, with a fitness center, billiards, a multipurpose room, hobby rooms, a card room and a ballroom with a fireplace. Outside there is a large heated pool, tennis, bocce, shuffleboard, horseshoes and a picnic area. 55places says there is no full-time activities director.

Shopping, Medical Care and Getting Around

  • Groceries: ACME Markets, 425 US Highway 9, Tuckerton, about 1.2 miles in a straight line.
  • Hospital: Hackensack Meridian Southern Ocean Medical Center, 1140 Route 72 West, Manahawkin, about 9.9 miles in a straight line.
  • Transit: NJ TRANSIT route 559 (to Atlantic City) and Ocean Ride route OC 6 (Little Egg Harbor to Stafford) serve the township. Stop locations near the community were not confirmed.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in Cranberry Creek. None of this is legal advice, and your attorney should review the association documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
  • One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
  • Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
