Fawn Lakes is a small adult community of single-family and attached homes in the Manahawkin section of Stafford Township, built between 1978 and 1989. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide covers where Fawn Lakes is, the homes and models, the clubhouse, the monthly fee, and what to check before you make an offer.

Where Fawn Lakes Is

Fawn Lakes sits along the Route 72 corridor in Stafford Township, near the Barnegat Township line, with a Manahawkin mailing address. Stafford's 2017 land use plan places it in a zone along Route 72 that permits planned retirement communities, and the Ocean County Planning Department lists the Fawn Lakes Condominium Association as an adult community. 55places lists it as age-restricted (55 and older).

55places puts Long Beach Island about 20 minutes away, the Atlantic City airport about 30 minutes away and shopping centers within five minutes.

The Homes and Models

Fawn Lakes has two kinds of homes, all sold as resales. Single-family homes run from 1,126 to 1,534 square feet. Attached homes, built as duplexes (two homes joined) and quads (four homes joined), run from 810 to 1,368 square feet. Most have one or two bedrooms. These are the six floor plans 55places lists by name:

  • Pine Cove: attached, 2 + den bedrooms, 1 bath, 1,321 sq ft, 1-car garage
  • Oak Crest: attached, 2 + den bedrooms, 1.5 baths, 1,368 sq ft, 1-car garage
  • Oak Grove: attached, 1 + den bedrooms, 1 bath, 1,368 sq ft, 1-car garage
  • Brook: single-family, 2 + den bedrooms, 1.5 baths, 1,368 sq ft, 1-car garage
  • Birch: single-family, 1 + den to 2 bedrooms, 1.5 baths, 1,368 sq ft, 1-car garage
  • Fawn: single-family, 1 + den bedrooms, 1 bath, 1,368 sq ft, 1-car garage

The named plans cover only part of the size range 55places gives, so other layouts exist. Sizes and room counts are as listed on 55places.

The Clubhouse and Amenities

The clubhouse is about 7,000 square feet, with billiards, a card room, multipurpose rooms, a library, an arts and crafts room and a ballroom with a small kitchen. Outside there is an outdoor pool, shuffleboard, bocce, horseshoe pits and a picnic area, plus a lake, open space and mature trees. 55places mentions clubs for scrapbooking, crafts and bridge, plus game nights and dances.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in Fawn Lakes. None of this is legal advice, and your attorney should review the association documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
  • One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
  • Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
  • Condominium rules. The county lists Fawn Lakes as a condominium association. Ask what the association maintains for attached homes versus single-family homes, since that can change what the fee covers.
