Four Seasons at Colts Farm is a newer K. Hovnanian adult community of 111 single-family homes on Route 33 at Colts Neck Road in Howell Township, Monmouth County. Construction began in 2021. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. You will often see it listed as "Farmingdale," which is its mailing address, but the community is in Howell Township, not Farmingdale Borough. Here is a guide to the homes and the costs.
Where Four Seasons at Colts Farm Is
K. Hovnanian took its plan for 111 age-restricted single-family lots and a clubhouse on 71 acres at Route 33 and Colts Neck Road before the Howell Planning Board in 2019, per local news coverage. 55places lists the community as age-restricted (55 and older), with homes around Sanctuary Lane and a Farmingdale 07727 mailing address. It notes Allaire State Park, Oak Glen Park and Winter Run Farm nearby, golf at Eagle Oaks and Spring Meadow, and beaches at Avon-by-the-Sea, Point Pleasant and Manasquan. Trenton is about 45 minutes away and New York City a little over an hour.
The Homes and Models
55places lists seven K. Hovnanian plans from 1,817 to 3,092 square feet, mostly single-story with some loft designs, with two to four bedrooms and two- or three-car garages. It lists both new construction and move-in ready homes:
- Dorchester: 2 bedrooms plus den, 2.5 baths, 1,817 sq ft, 2-car garage
- Ibiza: 2 bedrooms plus den, 2 baths, 2,002 sq ft, 2-car garage
- Palmera II: 3 bedrooms plus den, 3 baths, 2,334 sq ft, 2-car garage
- Dorchester Loft: 3 bedrooms plus den, 3 baths, 2,601 sq ft, 2-car garage
- Killarney II: 2 bedrooms plus den, 2 baths, 2,062 sq ft, 3-car garage
- Ibiza II Loft: 3 bedrooms plus den, 3 baths, 2,821 sq ft, 2-car garage
- Killarney III Loft: 4 bedrooms plus den, 3 baths, 3,092 sq ft, 3-car garage
"Plus den" marks plans with a home office or flex room in addition to the bedrooms. The loft plans put a bedroom and full bath upstairs. 55places describes the Killarney II with a formal dining room and a covered front patio, and the Killarney III Loft with a walk-in pantry and two upstairs bedrooms.
The Clubhouse and Amenities
The clubhouse has a fitness center, a club room, a game room, an arts and crafts room and a catering kitchen for demonstrations and events. Outside there is a pool with a sundeck, tennis courts, pickleball courts, bocce, outdoor grills and walking paths. 55places lists an activities director and activities such as yoga, poker nights and coffee socials.
Association Fees
With a community still being completed, fees can change as the association takes over from the builder. 55places says the fee covers community landscaping, lawn care and amenity upkeep. Ask Dennis Mark for the current fees.
Shopping, Medical Care and Getting Around
- Groceries: ACME Markets, 3241 US Highway 9, Freehold, about 5.1 miles in a straight line. 55places also mentions ShopRite, Foodtown and Walmart in the area.
- Hospital: Hackensack Meridian Jersey Shore University Medical Center, 1945 Corlies Avenue, Neptune, about 6.8 miles in a straight line.
- Transit: The nearest NJ TRANSIT North Jersey Coast Line station is Bradley Beach, about 8.1 miles in a straight line. Monmouth County's SCAT service offers rides for senior and permanently disabled residents, booked at 732-431-6480.
What to Know Before Buying in an Adult Community
Buying in an age-restricted community works a little differently from buying on an ordinary street. Here are the questions worth asking before you make an offer. None of this is legal advice, and your attorney should review the documents with you.
- The age and occupancy rules. Ask the association for its written rules: who must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
- Rentals. Some associations limit or restrict leasing. If you may ever rent the home, find out before you buy.
- What the monthly fee covers. Fees change, and the list of services changes with them. Ask for the current budget and what is included today.
- Resale and move-in charges. Many associations charge a one-time fee when a home changes hands. Ask the amount and who pays it.
- Exterior rules. Fences, patios, paint colors and additions usually need association approval.
- Buying new from the builder. On a new home, ask what the base price includes, which options you are paying for, the builder's warranty, and when control of the association passes from the builder to the owners.
