Four Seasons at South Knolls is a gated adult community of 936 single-family homes in Jackson Township. K. Hovnanian began building in 2003 and sold out in 2014, and Orleans Homes then built a smaller section called Wildflowers at South Knolls, finishing in 2018. The community is in Jackson Township, Ocean County, near Huntington Drive and Moss Lane. The Ocean County Planning Department lists it among the county's adult communities, and K. Hovnanian describes its Four Seasons communities as intended primarily for residents 55 and older, with limited exceptions. 55places mentions nearby shopping at Jackson Outlet Village and the Freehold Raceway Mall, and Ocean County Park as a nearby park.

The Homes and Models

55places lists 16 plans. The K. Hovnanian homes run from 1,542 to 2,557 square feet, many with nine-foot ceilings, and the Orleans homes in Wildflowers at South Knolls run from 1,448 to about 1,933 square feet. Homes have two or three bedrooms, two or three baths and a two-car garage.

The Clubhouse and Amenities

The clubhouse has a fitness center with an aerobics studio and sauna, a glass-enclosed indoor pool and spa, a library, meeting rooms, a glass-enclosed patio with a fireplace, hobby and game rooms, a card room, billiards and an arts and crafts room. Outside there are two outdoor pools, tennis and bocce courts, a driving range and putting green, ponds and gazebos. 55places notes a guard on duty at the gate and a full-time activities director.

Association Fees

The Orleans section may carry a different fee from the K. Hovnanian homes, so ask which applies. Ask Dennis Mark for the current fees.

Shopping, Medical Care and Getting Around

• Groceries: ShopRite, 260 North County Line Road, Jackson, appears on maps about 0.8 miles away in a straight line. I could not confirm its hours on the store's own site, so check before you count on it.
• Hospitals: Monmouth Medical Center Southern Campus in Lakewood is about 6.4 miles in a straight line, and CentraState in Freehold about 7 miles.
• Transit: Ocean County's Ocean Ride offers fixed routes and Reserve-A-Ride door-to-door service for residents 60 and older or with disabilities. Routes serving this community were not confirmed.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. Here are the questions worth asking before you make an offer. None of this is legal advice, and your attorney should review the documents with you.

• The age and occupancy rules. Ask the association for its written rules: who must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
• Rentals. Some associations limit or restrict leasing. If you may ever rent the home, find out before you buy.
• What the monthly fee covers. Fees change, and the list of services changes with them. Ask for the current budget and what is included today.
• Resale and move-in charges. Many associations charge a one-time fee when a home changes hands. Ask the amount and who pays it.
• Exterior rules. Fences, patios, paint colors and additions usually need association approval.
• Which section you are in. Ask whether the home is in the K. Hovnanian section or Wildflowers at South Knolls, and whether the rules and fees differ.
