Greenbriar Woodlands in Toms River, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Greenbriar Woodlands is a gated active adult community of 1,250 single-family homes on about 403 acres in Toms River Township, Ocean County. It was built starting in 1986 and has its own 18-hole executive golf course, a large clubhouse and a weekly community bus.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the community's website and the published sources say.

Where Greenbriar Woodlands Is

The clubhouse is at 1 Kensington Circle, Toms River, NJ 08755. The community is inside Toms River Township, near the Lakewood border, and OpenStreetMap shows part of it under the 08701 ZIP code, which is Lakewood's, even though it is all in Toms River Township. If you see a Lakewood mailing address on a listing here, check the tax record. Greenbriar Woodlands is separate from other Greenbriar communities, such as Greenbriar I in Brick and Greenbriar Oceanaire in Waretown.

The Homes

The community's website counts 1,250 single-family homes, and Ocean County's 2022 adult-community list gives the same number. The website says it was built in 1986; 55places gives 1986 to 1998 and says several builders were involved. Homes have two or three bedrooms, two baths and one- or two-car garages.

55places names 15 floor plans: the Augusta, Bedford, Beachwood, Beachwood II, Cambridge, Greenport, Hampton, Lexington II, Oakmont, Pinehurst, Princeton, Quincy, Turnberry I, Warwick and Westham. It gives a size only for the Bedford, at 1,481 square feet. The Greenport, Lexington II and some Hamptons add a den, and the Lexington II has three baths. Every home is a resale.

Clubhouse and Amenities

The community's website gives two sizes for the clubhouse, 18,000 square feet on one page and 20,000 on another. Amenities listed by the website and 55places include:

  • An 18-hole, par 56 executive golf course
  • A fitness center, library, billiards room, arts and crafts room, card room, ballroom and multipurpose room
  • An outdoor salt water pool and a spa
  • Tennis, pickleball, bocce, shuffleboard and horseshoes
  • Walking and biking trails and a gazebo
  • A weekly community bus

Fees and Rules

Association fees at Greenbriar Woodlands vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

FirstService Residential manages the community. The website calls it an active adult community without stating a minimum age; 55places describes it as open to adults aged 55 or better, and Ocean County lists it among its adult communities. Ask for the governing documents for the exact rule. 55places also describes the community as pet-friendly, but the rules themselves are in the documents.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop at 2360 Lakewood Road in Toms River is about 1.9 miles away in a straight line.
  • Hospitals: Monmouth Medical Center Southern Campus in Lakewood is about 3.2 miles away. Ocean University Medical Center in Brick is about 4.6 miles, and Community Medical Center in Toms River about 4.8 miles, all straight-line.
  • County bus: Ocean Ride runs fixed routes including OC 3 (Toms River, Brick and Lakewood), plus Reserve-A-Ride door-to-door service for residents 60 and older or disabled residents. The county does not say whether a fixed route stops inside the community.
  • Community bus: the community's website lists a weekly bus.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Greenbriar Woodlands. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
