Greenbriar at Marlboro in Marlboro Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Greenbriar at Marlboro is an adult community of 766 single-family homes in Marlboro Township, Monmouth County. U.S. Home built it from 1981 to 1992, and it was once known as Greenbriar North. Its 25,000-square-foot clubhouse sits near an Olympic-size outdoor pool and a lake with walking paths.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and the published sources say about Greenbriar at Marlboro.

Where Greenbriar at Marlboro Is

The community lies between Route 9 and Route 79 in Marlboro Township, with the clubhouse on Clubhouse Lane. I checked the location with the Census Bureau's geocoder, and it falls in Marlboro Township. The community is not gated.

The Homes

The association counts 766 single-family homes, and 55places gives the same number; 55housing says over 750. According to 55places, the homes range from about 1,300 to 2,500 square feet with two to four bedrooms. The aggregators name the builder as "U.S. Homes"; the company was U.S. Home Corporation. No source I read lists the floor plans by name. Every home is a resale, so layouts, additions and updates vary.

Clubhouse and Amenities

From the association's website and 55places:

  • A 25,000-square-foot clubhouse with a ballroom, fitness room, aerobics studio, card room, billiards room and library
  • An Olympic-size outdoor pool
  • A lake with walking paths and a gazebo
  • Shuffleboard, pickleball, bocce, tennis and horseshoe courts
  • Live shows

Fees and Rules

Association fees at Greenbriar at Marlboro vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

55places states the age rule: at least one occupant must be 55 or older, and no one under 19 may live there permanently. The association's own website does not state the rule, so confirm it in the governing documents.

Shopping, Medical Care and Getting Around

  • Hospital: CentraState Medical Center, 901 West Main Street in Freehold, is about 5.3 miles from the clubhouse in a straight line.
  • County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled county residents.

Route 9 and Route 79 border the community, which puts it near the shopping along both roads. Ask me for the nearest grocery stores to the home you are considering; I have not named them here because I did not confirm them from a current source.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Greenbriar at Marlboro. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
