Paramount Escapes at Ocean Breeze is a gated 55+ community of single-family homes by Paramount Homes in the Manahawkin section of Stafford Township, Ocean County. 55places lists construction from 2006 to the present, and its 16,000-square-foot Lifestyle Pavilion holds indoor and outdoor pools, a ballroom, a screening room and a day spa.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the builder, the county and the published sources say about Ocean Breeze.

Where Ocean Breeze Is

The community is in Manahawkin, a section of Stafford Township, on the mainland west of Long Beach Island. Stafford Township is the municipality and sets the property tax rate. The community is gated. You will see the name written a few ways: 55places uses Paramount Escapes Ocean Breeze, OpenStreetMap uses Escapes at Ocean Breeze, and many people call it Ocean Breeze.

The Homes

55places counts 690 homes, and Ocean County's 2022 adult-community list gives 681. Because 55places lists building as ongoing, 690 may be the planned total. The homes are single-family, from about 1,866 to 2,693 square feet, with two to four bedrooms.

55places names seven models, all with two-car garages:

  • The Capri and the Andalucia, 1,866 square feet, two bedrooms, two baths
  • The Sanibel, 1,973 square feet, two bedrooms plus a den, two baths
  • The Florence, 2,108 square feet, and the Valencia, 2,169 square feet, both two bedrooms, two baths
  • The Portofino, 2,197 square feet, two bedrooms plus a den, three baths
  • The Monte Carlo, 2,693 square feet, four bedrooms, three baths

Clubhouse and Amenities

55places lists:

  • The 16,000-square-foot Lifestyle Pavilion with a ballroom, billiards, a screening room, a game room, a card room, a library and a demonstration kitchen
  • Indoor and outdoor pools
  • A fitness center with a sauna, and a day spa and salon
  • Tennis, bocce, basketball and volleyball
  • Walking and biking trails
  • Lakes with fountains

55places also mentions a full-time activities director.

Fees and Rules

Association fees at Paramount Escapes at Ocean Breeze vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

55places lists Ocean Breeze as 55+ but does not publish the exact rule, so ask for the governing documents. If building is still under way, also ask whether the builder or the homeowners control the association today.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Paramount Escapes at Ocean Breeze. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
