Pheasant Run at Forked River in Lacey Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Pheasant Run at Forked River is an active age-restricted community of 434 single-family homes in the Forked River section of Lacey Township, Ocean County. Its homeowners association says it is open to adults aged 55 or better. The homes were built from 1984 to 1988, each with a one-car garage, and the community has a 3,200 square foot clubhouse and a large outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and other published sources say about the homes, the amenities and the area.

Where Pheasant Run Is

The clubhouse is at 45 Canterbury Drive, Forked River, NJ 08731. Forked River is a section and mailing name within Lacey Township, which is the municipality and sets the tax rate.

If you search online, note that there is another Pheasant Run homeowners association in Colorado with a similar web address. The New Jersey association's site is prhoalacey.org. There is also a Pheasant Run at Barnegat, a separate community in a different township.

The Homes

55places names five single-family models, from 986 to 1,405 square feet, each with a one-car garage:

  • Arlington: 986 square feet, two bedrooms, one bath
  • Brookdale: 1,127 square feet, one bedroom plus a den, two baths
  • Cambridge: 1,224 square feet, two bedrooms, two baths
  • Elton: 1,405 square feet, two bedrooms, two baths
  • Davenport: 1,405 square feet, two bedrooms, two baths

55places' written description says every model has two bedrooms and two baths, but its own model list shows the Arlington with one bath and the Brookdale with one bedroom plus a den. Check the listing and tax record for the specific home.

Every home is now a resale, and many have been updated since the 1980s, so condition and finishes differ from one house to the next. That usually explains more of the price gap between two homes than the model does.

Clubhouse and Amenities

The association describes a 3,200 square foot clubhouse and a large pool. Together with 55places, the amenities include:

  • The clubhouse with a game and exercise room and a multipurpose room used as a ballroom
  • A large outdoor pool
  • A pickleball court
  • Shuffleboard, bocce and cornhole courts

Fees and Rules

Association fees at Pheasant Run vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer.

The association describes Pheasant Run as open to adults aged 55 or better, but it does not publish the full written occupancy rule on its homepage, including how it treats a younger spouse or other occupants. Ask for the governing documents and rules early, and have your attorney review them as part of the purchase. The community is not gated.

Shopping, Medical Care and Getting Around

  • Hospitals: Community Medical Center (RWJBarnabas Health), 99 Highway 37 West in Toms River, is about 8.5 miles away in a straight line. Southern Ocean Medical Center, 1140 Route 72 West in Manahawkin, which offers emergency care around the clock, is about 8.9 miles away.
  • County bus: Ocean Ride's OC 5 Lacey route serves Lacey, Forked River, Barnegat Pines and Sunrise Beach to Lanoka Harbor. The county does not list a stop inside the community, so check the current schedule.
  • Door-to-door rides: Ocean Ride's Reserve-A-Ride service offers trips for Ocean County residents 60 and older, and for residents 18 and older with a disability.

I have not named a supermarket because I could not confirm a nearby store's current status from a 2026 source. Ask me and I will walk you through the shopping closest to the home you are considering.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Pheasant Run. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
