Regency at Allaire in Howell Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Regency at Allaire is a Toll Brothers adult community of 155 single-family homes in Howell Township, Monmouth County, with a Farmingdale mailing address. Building began in 2020, which makes it one of the newest adult communities in the area, and every floor plan has a two-car garage. Toll Brothers marketed it as luxury active adult living for people 55 and over.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the builder and the published sources say about the homes, the clubhouse and the area around it.

Where Regency at Allaire Is

The community is along Regency Boulevard, off Route 33. Its location causes some confusion. The mailing address is Farmingdale, and when Toll Brothers announced the community in 2021, news coverage placed it in Wall Township. The Census Bureau's geocoder and OpenStreetMap both put Regency Boulevard in Howell Township, and 55housing lists it under Howell. Howell is the municipality for property taxes and township services, so check the tax record on any home you consider.

The community is not gated, according to 55places.

The Homes

Toll Brothers' announcement planned 155 single-family homes, and 55housing describes the community as 155 homes, completely built out. Any home you buy here is likely a resale of a house only a few years old, often with builder options and upgrades that vary a lot from home to home.

55places names seven floor plans, all with a two-car garage. The three smaller plans have two baths: the Lakeland (about 1,826 square feet, two bedrooms or two plus a den), the Bluebell (about 1,827, two bedrooms plus a den or three) and the Farmingham (about 1,910, two bedrooms plus a den or three). The four larger plans have three or more baths: the Florham (about 2,497, three bedrooms plus a den up to five bedrooms), the Livingston (about 2,551, three or four bedrooms), the Bloomingdale (about 2,566, three bedrooms plus a den or four) and the Hazel, the largest at about 2,679 square feet with three or four bedrooms.

Clubhouse and Amenities

55housing gives the clubhouse as about 4,500 square feet. 55places lists a great room, a fitness room and billiards inside, and outside an outdoor pool and spa, a patio, tennis courts, pickleball courts, bocce courts, a fire pit with a pavilion, and lakes and ponds on the grounds.

Fees and Rules

Association fees at Regency at Allaire vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

Toll Brothers, 55places and 55housing all describe Regency at Allaire as a community for people 55 and over. I did not find an association website or governing documents, so the exact age rule, along with the rules on pets, leasing and exterior changes, should come from the association during your attorney review.

Shopping, Medical Care and Getting Around

  • Groceries: ACME Markets at 3241 US Highway 9 in Freehold, confirmed open on the store's own website, is about 5.9 miles away in a straight line.
  • Hospital: Jersey Shore University Medical Center is about 6 miles away in a straight line.
  • Train: The Asbury Park station on NJ TRANSIT's North Jersey Coast Line is about 7.3 miles away in a straight line.
  • County rides: Monmouth County's SCAT service offers rides for senior and permanently disabled county residents, booked by calling 732-431-6480.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Regency at Allaire. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
