Monmouth County's 55+ communities fall into two groups: a western cluster in Manalapan, Freehold Township, Howell and Marlboro, and a string of mostly smaller communities from Middletown and Holmdel down through Tinton Falls, Ocean Township, Neptune and Wall to the shore towns. They run from a dozen townhouses to several hundred homes, and many were built from the late 1990s on.
I'm Dennis Mark Interdonato with The Dennis Mark Group at Keller Williams Realty Ocean Living. This guide goes town by town and describes the homes, not the people. Every community named here is one our Adult Communities section treats as confirmed age-restricted by two independent sources, and home counts appear only where the community, its builder or a news report states them.
Is there an official list of Monmouth County's 55+ communities?
Not one I could find. Ocean County's planning department publishes a list of its adult communities; Monmouth doesn't publish an equivalent that I've located. So this guide is built from each community's own association site, the builders' materials and our research file, and the map on our hub is the most complete view of the two counties together.
What's in Manalapan, Freehold Township and Howell?
This is where Monmouth's larger and newer communities are.
- Manalapan Township: Four Seasons at Manalapan Crossing, which K. Hovnanian describes as an age-restricted 55+ community of single-family homes with first-floor primary suites; Regency at Manalapan, single-family homes by Toll Brothers; and Links at Battleground, a small townhouse community.
- Freehold Township: Riviera at Freehold, a gated community of single-family ranch-style homes; Enclave at Freehold; and Regent Oaks at Freehold, Toll Brothers' newest here.
- Howell Township: Regency at Allaire, 155 single-family homes by Toll Brothers, according to a 2021 report as its first owners moved in; Four Seasons at Monmouth Woods and Four Seasons at Colts Farm, both single-family; and The Villages, attached one-story ranch homes in a condominium built from the late 1960s.
What about Marlboro, Middletown and Holmdel?
- Marlboro Township: Greenbriar at Marlboro, a community of 766 homes, according to its association.
- Middletown Township: Shadow Lake Village, which its association describes as a gated 55+ community of 952 condominium units, and Shady Oaks, with upper and lower condominiums and some townhomes.
- Holmdel Township: Village Grande at Holmdel, 115 single-family homes built by D.R. Horton in the late 1990s with two- and three-bedroom models, per its association; Regency at Holmdel, attached townhomes with basements; and Cedar Village at Holmdel, single-family homes.
- Nearby on the Bayshore: Greentree Village in Hazlet (townhouses), Ellison Park in Union Beach (single-family) and Cheshire Square in Little Silver (townhomes and one-level condominiums).
What's in Tinton Falls, Shrewsbury and Eatontown?
- Tinton Falls: Regency at Trotters Pointe, single-family homes around a 4,400-square-foot clubhouse, per Toll Brothers; Greenbriar Falls, attached townhomes with two-car garages; and Enclave at Shark River, attached townhomes.
- Shrewsbury Borough: The Enclave at Shrewsbury, which Toll Brothers called the only new 55+ community in Shrewsbury, and Thornbrooke, with duplex townhouses and single-family homes.
- Eatontown: Parker Village Estates and Parkview Estates, both townhouse-style condominiums with basements.
What's closer to the ocean?
- Ocean Township: Rolling Meadows at Wayside and The Enclave at Ocean (single-family), and Nobility Crest at Ocean (condominiums).
- Long Branch and West Long Branch: The Shores of Long Branch, 30 three-bedroom townhomes built in 2006 that its association places about three-tenths of a mile from the boardwalk, and West End Crossing in West Long Branch, attached townhomes with basements.
- Oceanport and Neptune: The Jockey Club (craftsman-style single-family homes) and The Villas at Jumping Brook, which its association describes as 160 single-family homes with a clubhouse and heated pool.
- Wall Township: Four Seasons at Wall (single-family), The Monmouth and Xanadu at Wall (condominiums) and Autumn Pointe at Wall (townhouses with in-home elevators).
- Spring Lake, Belmar, Manasquan and Brielle: The Essex and Sussex (condominiums in a converted historic hotel building), Westport at Belmar, Manasquan Village and Virginia Crossing (townhouses, several with elevators) and River Vue at Hoffman's Marina (waterfront townhomes).
How are Monmouth's 55+ homes different from Ocean County's?
By type and size, mostly. Near the shore, a lot of the inventory is townhouses and condominiums, some with elevators, in communities of a few dozen homes. Out west, the newer single-family communities have more of the builder plans people ask about now: first-floor primary suites, lofts and two-car garages. Ocean County has more of the large 1960s-to-1980s communities with thousands of ranch homes and co-ops. My Monmouth vs. Ocean County comparison goes deeper on homes and prices.
Whatever the county, read the home like a builder would. I spent years building and remodeling New Jersey homes, and when I walk a 20-year-old townhouse or a brand-new single-family home, I'm checking the roof, the mechanicals, the windows and which pieces the association maintains.
What should you check before you choose one?
- Ownership type: condominium, fee simple single-family or townhouse. See condo, co-op or single-family in a 55+ community.
- New or resale: a builder's public offering statement or an association's resale documents. See new construction vs. resale.
- The rules and the fee: what the association maintains and what it charges for. See the rules to read before you buy.
- Your own numbers: what your current home brings. Start with a free home value.
