Regency at Freehold in Freehold Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Regency at Freehold is a 55+ community of 102 single-family homes in Freehold Township, Monmouth County, built by Toll Brothers under its Regency active-adult name. 55places says construction began in 2019, and Toll's own community page showed it as sold out by March 2023, so homes here now come up only as resales. The community has a clubhouse with a heated outdoor pool, a fitness center and courts for tennis, bocce and shuffleboard.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the builder and other published sources say about the homes, the amenities and the area.

Where Regency at Freehold Is

55places gives the address as 5 Old Eagle Road, around Flagstone Court, in the northern part of Freehold Township near Route 9. The US Census Bureau's geocoder places the community in Freehold Township.

Two names cause confusion here. First, Freehold Township and Freehold Borough are separate municipalities, and this community is in the township, which sets the tax rate. Second, Toll Brothers built another 55+ community nearby called Regent Oaks at Freehold, in the Stonehurst area south of the Raceway Mall. The two are separate communities with separate associations, so confirm which one a listing is in.

The Homes

Every home is single-family, with an attached two- or three-car garage. 55places gives sizes from about 1,688 to 2,679 square feet, with two to four bedrooms. That range is wider than in many older adult communities, so a larger plan here can offer a guest room or office as well as the main bedroom suite.

The sources I read do not name the individual floor plans. For a specific home, the listing, the original Toll Brothers plan if the seller has it, and the township's tax record are the best guides. Because the homes are recent, also ask whether any of the builder's original warranty coverage remains and whether it transfers to a new owner.

Clubhouse and Amenities

Toll Brothers described Regency at Freehold as a 102-home community with a heated outdoor pool, a fitness center, and tennis, bocce and shuffleboard courts. 55places adds:

  • A clubhouse with a lounge and fireplace
  • A fitness center
  • A heated outdoor pool with a patio
  • Courts for tennis, bocce and shuffleboard
  • A pond with a fountain

Fees and Rules

Association fees at Regency at Freehold vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer. Ask what the fee covers, especially lawn care, snow removal and exterior maintenance, since those differ from one community to another.

55places lists Regency at Freehold as 55+, and Toll Brothers markets its Regency communities as active-adult. I did not find the written occupancy rule in a public document, so ask the association for its governing documents and have your attorney review them. The community is not gated.

Shopping, Medical Care and Getting Around

  • Groceries: Lidl at 91 Trotters Way in Freehold is about 0.8 miles away in a straight line.
  • Hospital: CentraState Medical Center is about 1.7 miles away.
  • Train: the nearest NJ TRANSIT North Jersey Coast Line station is Middletown, about 13.1 miles away in a straight line.
  • Senior rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled Monmouth County residents, booked by calling 732-431-6480.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Regency at Freehold. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • Which Toll Brothers community. Confirm the home is in Regency at Freehold and not Regent Oaks at Freehold, which has its own association and fees.
