Regency at Manalapan is a gated active adult community of 140 single-family homes in Manalapan Township, Monmouth County. Toll Brothers began building it in 2021, and 55places and 55housing list it as a 55+ community. The homes come in two collections, the Retreat and the Preserve, and a 5,000-square-foot clubhouse opened in July 2023.

Where Regency at Manalapan Is
The community is in western Manalapan, in the Sofia Drive area, and the Census Bureau's geocoder places its clubhouse in Manalapan Township. Manalapan Township is the municipality, which sets the property tax rate. The community is gated.
The Homes
Toll Brothers describes one- and two-story single-family homes. The sources put them at about 1,827 to 3,235 square feet, with two to five bedrooms. 55housing says the homes are offered in two collections, the Retreat and the Preserve. No source I read names the individual floor plans, so ask for the plan and measurements of any home you are considering.
A note on numbers: Toll Brothers and 55housing both say 140 homes. 55places shows 139 in its data and mentions 160 planned in its description. I use 140, the builder's own figure. Because 55places dates the community from 2021 to the present, check whether a home you see is a resale or still being sold by the builder, since the process and the paperwork differ.
Clubhouse and Amenities
Toll Brothers and 55housing list:
- A 5,000-square-foot clubhouse, opened in July 2023, with a fitness center, a lounge, a billiards room and a kitchen and bar
- An outdoor pool and a spa
- Tennis, pickleball and bocce courts
- A dog park
- A fire pit
Fees and Rules
The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. The governing documents were not available to read, so the exact age rule is not quoted here. Your attorney will review it with you.
Shopping, Medical Care and Getting Around
- Hospital: CentraState Medical Center, 901 West Main Street in Freehold, is about 4.3 miles away in a straight line from the clubhouse.
- County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled Monmouth County residents.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Regency at Manalapan. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
- The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
- Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
- Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
- New or resale. If the builder is still selling, ask what the builder's contract and warranty cover, and whether you can bring your own agent to represent you.
