Regency at Trotters Pointe in Tinton Falls, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Regency at Trotters Pointe is a gated Toll Brothers adult community of single-family homes in Tinton Falls, Monmouth County. It was built between 2014 and 2021, so it is one of the newer adult communities in this part of the county, and its floor plans are larger than most, with every model offering a two-car garage.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what Toll Brothers and the published sources say about the homes, the clubhouse and the area around it.

Where Regency at Trotters Pointe Is

The community is along Trotters Way in Tinton Falls, ZIP code 07724, and the borough is the municipality for property taxes and services. It is gated. One caution if you search online: a website called trotterspointe.net belongs to a different Trotters Pointe in Michigan and has nothing to do with this community.

The Homes

55places and 55housing both count 181 homes, while one other listing site gives 195, so the published counts do not fully agree. The homes are single-family houses built by Toll Brothers.

55places names eight floor plans, all with a two-car garage. Three are on the smaller side: the Binghampton (about 1,827 square feet, two bedrooms plus a den or three bedrooms), the Lehigh (about 1,844, two bedrooms) and the Fairhaven (about 1,909, two bedrooms plus a den up to four bedrooms), each with two baths. The other five each have three baths: the Linwood (about 2,412 square feet, three bedrooms), the Stockton (about 2,485, three bedrooms), the Farmington (about 2,497, three bedrooms plus a den or four bedrooms), the Bronson (about 2,578, three bedrooms plus a den) and the Hammond, the largest at about 2,679 square feet with three bedrooms.

The same 55places page gives a minimum size of 1,844 square feet in its description, slightly above the Binghampton's listed size, so check the square footage on the listing for any home you consider. With homes this new, it is also worth asking which builder upgrades and options a particular home has.

Clubhouse and Amenities

Toll Brothers' own brochure describes a 4,400-square-foot clubhouse; 55places and 55housing give 4,500, but the builder's figure is the one used here. The clubhouse has a fitness center, a multipurpose room and a library, and outside there is an outdoor pool with a patio, pickleball courts and bocce courts.

Fees and Rules

Association fees at Regency at Trotters Pointe vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

According to 55places, the monthly fee covers lawn cutting, snow removal and the recreational facilities. 55places and 55housing list Regency at Trotters Pointe as a 55+ community, and Toll Brothers calls it an active-adult community. I did not find an association website or governing documents, so the exact age rule and the rules on pets, leasing and exterior changes should come from the association during your attorney review.

Shopping, Medical Care and Getting Around

  • Groceries: Lidl at 136 Route 35 in Eatontown, confirmed open on the store's own website, is about 2.3 miles away in a straight line.
  • Hospital: Riverview Medical Center in Red Bank is about 4.2 miles away in a straight line.
  • Train: The Little Silver station on NJ TRANSIT's North Jersey Coast Line is about 3.6 miles away in a straight line.
  • County rides: Monmouth County's SCAT service offers rides for senior and permanently disabled county residents, booked by calling 732-431-6480.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Regency at Trotters Pointe. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
