Regent Oaks at Freehold in Freehold Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Regent Oaks at Freehold is a small 55+ active adult community by Toll Brothers in Freehold Township, Monmouth County. Toll Brothers described it as offering only 89 single-family homes, one- and two-story, and building began in 2022. It has a clubhouse with a fitness room and a yoga room, an outdoor pool, bocce courts and a pond with fountains.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.

Where Regent Oaks at Freehold Is

The community is along Wisteria Court, with the former sales center at 142 Wisteria Court, off Route 9 about 2.5 miles south of the Freehold Raceway Mall. The Census Bureau's geocoder places it in Freehold Township. That is a different municipality from Freehold Borough, with its own tax rate and services, so it is worth getting right. The community is not gated.

Regent Oaks at Freehold is also a different community from Regency at Freehold. The two names are close, but they are separate communities about 2.3 miles apart.

The Homes

Toll Brothers describes one- and two-story single-family homes. 55housing puts the single-family models at about 1,670 to 2,676 square feet, with two or three bedrooms, and also lists duplex units of about 1,032 square feet. No source I read names the individual floor plans.

A note on numbers: the sources disagree. Toll Brothers' 2024 page says 89 single-family homes. 55housing says 91 single-family homes plus 11 duplexes. When I checked on September 30, 2026, Toll Brothers no longer listed the community for sale, so ask whether any home you see is a resale and get the specifics of that home.

Clubhouse and Amenities

Toll Brothers' description and its blog post on the clubhouse list:

  • A clubhouse with a club room, a sitting and billiards area and a kitchen bar
  • A fitness room and a yoga room
  • An outdoor pool
  • Bocce courts
  • A pond with fountains

Fees and Rules

The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at Regent Oaks at Freehold and I will get the figure for the specific home you are considering, along with what it covers.

The governing documents were not available to read, so the exact age rule is not quoted here. Toll Brothers describes the community as 55+, and your attorney will confirm the precise wording.

Shopping, Medical Care and Getting Around

  • Hospital: CentraState Medical Center, 901 West Main Street in Freehold, is about 2.1 miles away in a straight line.
  • Shopping: the Freehold Raceway Mall is about 2.5 miles north along Route 9.
  • County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled Monmouth County residents.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Regent Oaks at Freehold. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
  • The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
  • Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
  • Single-family or duplex. Ask whether the home is a single-family home or a duplex, since 55housing lists both and the maintenance rules may differ.
