Silver Ridge Park East in Berkeley Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Silver Ridge Park East is a 55+ community of 605 single-story homes with garages in the Silver Ridge section of Berkeley Township, Ocean County. It was the first section of Silver Ridge Park, and its association is still legally named the Silver Ridge Park Association. The association says the community is bordered by two brooks and a pond, with open space preserved around them.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association's own documents and other published sources say about the homes, the rules and the area.

Where Silver Ridge Park East Is

The clubhouse and association office are at 979 Edgebrook Drive North. Homes here have a Toms River mailing address with the 08757 ZIP code, but the community is in Berkeley Township. The association's 1968 Declaration describes the land as being in the Township of Berkeley, and I checked the clubhouse and the edges of the mapped association boundary against the US Census Bureau's geocoder: every point falls in Berkeley Township, inside the Silver Ridge census-designated place. The township, not the mailing address, sets your tax rate.

Silver Ridge Park is four separate associations: East, West, Westerly Extension and North, each with its own homeowners association and amenities. East is one of ten member communities listed by the Senior Coalition of Berkeley Township Communities, which the township links to from its community resources page.

The Homes

The developer named in the Declaration of Covenants and Restrictions, dated August 5, 1968, is R.F. Doss, Inc. The association describes single-story homes with garages. Wikipedia describes the Silver Ridge Park homes in general as single-story detached homes on crawl spaces, with attached garages, on 60 by 100 foot lots, with one or two bedrooms.

55places names five models (Canterbury, Sussex, Chatham, Yorkshire and Glen Ridge, from about 1,082 to 1,514 square feet) for all four Silver Ridge Park associations combined, but it does not say which association each was built in, so I can't tell you which of them stand in East. Every home is a resale now, and updates vary a great deal from house to house.

Clubhouse and Amenities

The association's website lists:

  • A large clubhouse at 979 Edgebrook Drive North, home to the association's clubs and activities
  • A picnic area
  • A horseshoe pit
  • A pond and two brooks with preserved open space along the community's edges

Fees and Rules

Association fees at Silver Ridge Park East vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer.

East publishes its new-owner requirements, last updated December 10, 2025. In plain terms:

  • A buyer may be under 55, but at least one occupant must be 55 or older on or before closing.
  • No one under 18 may live in the community.
  • The association screens occupancy under the federal Housing for Older Persons Act.
  • Corporations, LLCs, partnerships and other entities may not buy homes here.
  • A buyer qualification letter from the association is required for the certificate of occupancy.

The association's 2023-24 annual report says the board will keep enforcing the age 55 occupancy restrictions. Build the qualification letter into your closing timeline early.

Shopping, Medical Care and Getting Around

  • Hospital: Community Medical Center (RWJBarnabas Health), 99 Highway 37 West in Toms River, is about 0.8 miles from the clubhouse in a straight line.
  • County bus: Ocean Ride route OC 2 Manchester runs through Berkeley to Toms River and the Ocean County Mall. The county page does not name a Silver Ridge stop, so check the current schedule.
  • Door-to-door rides: Ocean Ride's Reserve-A-Ride offers trips for Ocean County residents 60 and older, and for residents 18 and older with a disability.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Silver Ridge Park East. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • Which Silver Ridge Park. Confirm the home is in East and not West, Westerly Extension or North, which have their own associations, documents and fees.
