Discover Whiting, NJ Neighborhoods for 2026

Published | Posted by Dennis Mark Interdonato

Whiting is not its own town. It is a section of Manchester Township in western Ocean County, with its own post office and ZIP code (08759), set in the Pine Barrens where Route 70, County Route 530 and County Route 539 come together. The Pinelands Commission refers to it as the "Pinelands Town of Whiting." If you are shopping for a home here, most of the choices come down to which community you pick, because Whiting is made up of many planned communities, each with its own homes, rules and fees.

This guide covers the communities buyers ask me about most, what the homes are, what is around them, and the practical items to check before you buy.

A Little Whiting History

According to Manchester Township's own history, Whiting was named in 1861 for Nathan C. Whiting, who came from New Haven, Connecticut, and built a sawmill here. It grew as a rail junction: Whiting was a stop on the Central Railroad of New Jersey's southern branch, the route of the Blue Comet express, and the Tuckerton Railroad had yards here where it met the other lines. The township's lake in Whiting was renamed the Harry Wright Recreation and Lake Area in 1969. Manchester Township itself was incorporated in 1865.

Whiting's Notable Neighborhoods

Most of Whiting's housing sits in planned communities that their own websites or listing sources describe as 55+ age-restricted. Under that umbrella the differences are big: some are co-ops where buyers purchase a share and usually need to pay cash, others are fee simple (you own the home and lot outright), and one is a manufactured-home community. Here is how they compare.

Crestwood Village (Villages 1 Through 7)

Crestwood Village is the largest development in Whiting. The Kokes Organization began it in 1964, and it grew into seven separate villages, each with its own clubhouse and association. Together they form the Crestwood Village census area, about 4.3 square miles.

  • Village 1: about 1,016 attached co-op homes in duplex and quad buildings, built 1965 to 1978, with Friendship Hall and a 9-hole par-3 golf course.
  • Village 2: about 1,000 attached homes built 1976 to 1980, owned fee simple, with Harmony Hall.
  • Village 3: about 1,010 attached co-op homes built 1965 to 1970, with Unity Hall.
  • Village 4: about 1,190 attached co-op homes built 1974 to 1978, with Independence Hall, near the Stop and Shop and the Ocean County Library branch.
  • Village 5: about 1,114 attached and single-family homes built 1977 to 1980, fee simple, with Hilltop Hall.
  • Village 6: about 1,141 attached and single-family homes built 1976 to 1985, fee simple, with Deerfield Hall, along Route 530.
  • Village 7: about 1,048 single-family homes with attached garages built 1977 to 1985, with Fernwood Hall, off Station Road.

Homes across Crestwood are mostly one-level and on the smaller side, roughly 540 to 1,800 square feet with one or two bedrooms. The co-op villages (1, 3 and 4) generally require a cash purchase, so this is the first thing we sort out when you are comparing homes.

Whiting Station

Whiting Station has about 330 single-family homes on more than 90 acres, built from 1988 to 1995. Most are two-bedroom, two-bath homes with garages, roughly 1,000 to 1,800 square feet. The community has a clubhouse, a pool and a tennis court.

Country Walk of Lake Ridge

One of Whiting's newer communities, built by Kokes from 2004 to 2015. It has 304 homes on about 200 acres: 188 detached ranches and 116 attached courtyard homes, roughly 990 to 1,870 square feet. Amenities include a 7,600-square-foot clubhouse, an outdoor pool and tennis.

Meadows of Lake Ridge

At 2 Clear Lake Road, the Meadows has 227 single-level homes built from 1998 to 2001, about 1,200 to 1,900 square feet with one- or two-car garages, owned fee simple. There is an outdoor pool and four pickleball courts.

Cedar Glen Lakes

Cedar Glen Lakes, at 100 Michigan Avenue, is a resident-run co-op on 222 acres with about 1,236 single and duplex homes and three lakes. It was started in 1970 and residents took over in 1979. A key point for buyers: the monthly charge includes real estate taxes, building insurance, water and sewer, lawn care and snow removal, so compare it against a mortgage-plus-taxes budget, not against an HOA fee alone.

Pine Ridge at Crestwood

Pine Ridge at Crestwood, at 2 Fox Street, is a manufactured-home community with about 1,035 sites, opened in 1975, with two clubhouses. Homes listed in 2026 ran two to three bedrooms and about 1,050 to 1,500 square feet. Ask how the land is held and what the monthly site fee covers before you buy.

Other Parts of Whiting

Not every Whiting home is in a planned community. Roosevelt City, a named locality in Manchester Township, was laid out in the 1920s, and developments such as Fox Hollow and Wynnewood sit in the wooded areas around Whiting. These streets have individually owned homes without a community clubhouse. If you want more land and no association, these are the areas to look at with me.

Housing Stock at a Glance

Census estimates (ACS 2024 five-year) for the 08759 ZIP code count about 21,966 housing units with a median year built of 1979. About 45% are detached single-family homes and about 25% are attached single-family homes, with the rest in small multi-unit buildings and manufactured homes. Roughly 89% of occupied homes are owner-occupied.

Parks and Outdoor Spots

  • Harry Wright Lake on Nature Drive: the township's lake park in Whiting, home to summer concerts and the township fireworks.
  • Whiting Wildlife Management Area: about 1,212 acres in Manchester Township with fishing on Michaels Run and Wrangle Brook, hunting and wildlife viewing.
  • Crossley Preserve: about 3,080 acres of New Jersey Natural Lands Trust land across Manchester and Berkeley Townships.
  • Brendan T. Byrne State Forest: part of the state forest lies in Manchester along Route 530.

Dining and Errands

Everyday shopping sits along Lacey Road, Route 530 and Route 70. A few local spots:

  • Francesco's Pizzeria and Restaurant, 550 County Road (Route 530).
  • Martucci's Flashback Diner, 400 Lacey Road.
  • Nonna's Place, 108 Lacey Road.

For more options, see my Whiting restaurant guide.

Getting Around

  • Route 70 runs east-west through Manchester toward Lakewood and Toms River.
  • County Route 530 heads east on Lacey Road and Dover Road to the Garden State Parkway and Route 9, and County Route 539 runs northwest as Whiting-New Egypt Road.
  • Garden State Parkway: it does not run through Manchester. The closest interchanges are in neighboring towns, including Exit 80 (Dover Road, Route 530).
  • Bus: Ocean County's Ocean Ride system runs an OC 1A Whiting Express to Lakehurst, Seacourt Pavilion and the Ocean County Mall.

Practical Notes for Buyers

Property Taxes

For 2025 the New Jersey Division of Taxation lists Manchester Township's general tax rate at 1.455 and its effective tax rate at 1.514 per $100 of assessed value. The state's 2025 figures put the township's average residential tax bill at $5,327 on an average assessment of $366,127. In the co-op communities, taxes can be built into the monthly charge, so ask how each community handles it.

Co-op Versus Fee Simple

This is the biggest practical difference between Whiting communities. Co-ops usually mean a cash purchase and a monthly charge that covers more. Fee simple homes can be financed like any other house. Know which one you are looking at before you fall for a floor plan.

Association Rules and Fees

Every planned community has its own fees, bylaws and approval process, and fees change each year. I pull the current budget, rules and any pending assessments for every home we consider.

Pinelands and Wildfire

Whiting is in the Pinelands, which brings its own development rules and a forest setting. The area had major forest fires in 1995 and 2002. Ask about defensible space around the home and what your homeowners insurance quote looks like. It is also worth a check of the exact address on FEMA's Flood Map Service Center, as with any purchase.

School District

Whiting is part of the Manchester Township School District, which includes Whiting Elementary School.
