Chelsea Square in Marlboro Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Chelsea Square is a 55+ condominium community of 225 homes in the Morganville section of Marlboro Township, Monmouth County. Regal Homes began building it in 2007. The homes are in upper and lower condominium buildings with drive-under garages, and the community has an 8,900-square-foot clubhouse with a heated outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the published sources say about the homes, the clubhouse and the area around it.

Where Chelsea Square Is

Chelsea Square is along Becket Way in Morganville, a section of Marlboro Township, which is the municipality for property taxes and services. 55housing notes that it is centrally located in Monmouth County with access to the Garden State Parkway. The community is not gated, according to 55places.

The Homes

Both 55places and 55housing count 225 homes. Construction began in 2007.

The homes are condominiums in upper and lower buildings. According to 55housing, the living space is on the second or third floor, with drive-under garages on the first floor. If stairs are a concern for you, ask about the layout and any elevator access for the specific building, because the sources I read do not say.

55places gives sizes of about 1,482 to 1,918 square feet, and 55housing describes them as about 1,500 to almost 2,000 square feet. The two sources disagree on bedrooms: 55places lists one to three, while 55housing lists two and three. No source names the floor plans, so check the listing for the exact layout of any home you consider.

Clubhouse and Amenities

55places describes an 8,900-square-foot clubhouse with an aerobics room, a weight room, a massage room, locker rooms, a business center, game rooms, a catering kitchen and a multipurpose room. Outside there is a heated outdoor pool with a patio, and walking and biking trails. 55housing also lists a billiards room and notes access to the nearby Henry Hudson Trail.

Fees and Rules

Association fees at Chelsea Square vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

Because Chelsea Square is a condominium, you own your unit and share ownership of the common areas, and the condominium's master deed and by-laws set the rules. 55places and 55housing both list it as 55+, but I did not find an association website or governing documents, so the exact age rule should come from the association during your attorney review. The two sites' published fee figures do not match, which is one more reason to get the current number directly.

Shopping, Medical Care and Getting Around

  • Hospital: Bayshore Medical Center (Hackensack Meridian Health), 727 North Beers Street in Holmdel, is about 3.4 miles away in a straight line. Its emergency department is open 24 hours.
  • Driving: 55housing notes access to the Garden State Parkway.
  • County rides: Monmouth County's SCAT service offers rides for senior and permanently disabled county residents on weekdays, booked by calling 732-431-6480.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Chelsea Square. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
  • For a condominium. Ask what the master insurance policy covers and what your own policy must cover inside the unit.
