Crestwood Village 5 is a 55+ community of 1,113 single-level homes on 260 acres in the Whiting section of Manchester Township, Ocean County. It has its own association, its own clubhouse, Hilltop Hall, and a free bus with a weekly schedule. Its association fee covers more than many: lawn mowing, snow plowing, garbage, the bus, and roof repair and replacement.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the village and the published sources say.
Where Crestwood Village 5 Is
The clubhouse is at 325 Schoolhouse Road in Whiting. Whiting is a section of Manchester Township, not a separate town, so Manchester Township sets the property tax rate. Crestwood Village 5 is one of several numbered Crestwood Villages in Whiting, and each runs as its own community. Ocean County's 2022 adult-community list groups Crestwood Village I through VI together at 5,381 units, so that figure is not a count for Village 5.
The Homes
According to the village, building started in 1977, and there are 1,113 single-level homes in 13 models ranging from 620 to 1,409 square feet. 55places names the Kokes Organization as the builder, gives 1977 to 1980 as the building years and counts 1,114 homes. The village does not publish its model names.
Fee simple, not a co-op. Crestwood Villages 1 through 4 are co-ops, so this point is worth stating plainly: the Village 5 association says its homes are fee simple. That means you buy and own the house and its lot, the way you would most homes, rather than buying a share in a cooperative corporation. Every home is a resale.
Clubhouse and Amenities
From the village and 55places:
- Hilltop Hall, the clubhouse, with a banquet hall available to rent
- A library and lounge
- A fitness room
- Weekly bingo, monthly dances, trips, aerobics, line dancing and bocce
- A free bus that runs on a weekly schedule
Fees and Rules
Association fees at Crestwood Village 5 vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.
According to the village, the fee covers lawn mowing, snow plowing, garbage, the community bus, and roof repair and replacement. The village also keeps a two-person maintenance crew for minor repairs, and a seven-member elected Board of Trustees runs the association. The village describes itself as 55+ age restricted; ask for the governing documents for the exact rule.

Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Crestwood Village 5. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
- The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
- Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
- Roofs. Since the fee covers roof repair and replacement, ask when the roof on the home you like was last done and how the replacement schedule works.
