Crestwood Village 7 in Manchester Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Crestwood Village 7, whose official name is Whiting Village at Crestwood VII, is an adult community of 1,048 free-standing single-family homes in the Whiting section of Manchester Township, Ocean County. The village's own website describes it as an active adult community for people aged 55 plus, built between 1977 and 1985.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the village and the published sources say about the homes, the clubhouse and the area around it.

Where Crestwood Village 7 Is

The clubhouse and association office are at 1 Falmouth Avenue in Whiting, ZIP code 08759. Whiting is a section of Manchester Township, which is the municipality for property taxes and township services. The community is not gated.

Crestwood Village is a group of separate villages, and Village 7 has its own association, the Whiting Village at Crestwood Community Association, governed by an elected board of trustees. Ocean County's planning list counts it separately from Crestwood Villages 1 through 6. Some of the other Crestwood villages are organized as co-ops, so when you compare listings across the villages, check how each one is owned. The Village 7 website describes homes that are owned individually within an association.

The village covers about 235 acres with 5.7 miles of road. The website counts 171 homes on the north side and 877 on the south side, along 168 short side streets and eight cul-de-sacs, with two retention ponds.

The Homes

The village's website and Ocean County's planning list both count 1,048 homes. All are free-standing single-family homes in four models, listed here from smallest to largest with the number of each: 246 Andovers, 474 Bedfords, 10 Kortlands and 318 Newburys. The village does not publish square footage or room counts for the models, so ask me for the specifics on any home that interests you. 55places names the Kokes Organization as the builder.

Every home is a resale, and with homes now 40 or more years old, the age of the roof, windows, heating and air conditioning makes a real difference in value. An inspection matters here.

Clubhouse and Amenities

The clubhouse, which 55places calls Fernwood Hall, has an exercise room, billiards, a library, a multi-activity room, and a large hall with a stage and an attached annex. The village also arranges bus service to local stores and restaurants.

Fees and Rules

Association fees at Crestwood Village 7 vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

The village states its age rule as an active adult community aged 55 plus. Ask for the governing documents to see the exact occupancy wording and any exceptions.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Crestwood Village 7. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
