Enclave at Freehold in Freehold Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

The Enclave at Freehold is a small Toll Brothers community of 79 single-family homes for buyers 55 and older in Freehold Township, Monmouth County. It was built from 2014 to 2019, offers one- and two-story homes, and has its own clubhouse with a heated outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the builder and the published sources say about the Enclave.

Where the Enclave at Freehold Is

The community is at 267 Jackson Mills Road in southern Freehold Township, near Turkey Swamp Park. I checked its location with the Census Bureau's geocoder, and it falls in Freehold Township, which is a separate municipality from Freehold Borough.

The Homes

Toll Brothers built 79 single-family homes here, in one- and two-story designs. 55places gives building years of 2014 to 2019, sizes of about 1,800 to 2,800 square feet, and two to five bedrooms. No source I read lists the floor plans by name.

With only 79 homes, the Enclave does not have many sales in a typical year. If you want to live here, it helps to be ready to move when a home comes up, with your financing in place and the association's documents already reviewed.

Clubhouse and Amenities

From Toll Brothers and 55places:

  • A 3,340-square-foot clubhouse with a fitness center, a lounge, and a billiards and card room
  • A heated outdoor pool and a spa
  • A patio with pergolas
  • A tennis court, a bocce court and a shuffleboard court

Turkey Swamp Park, a Monmouth County park, is nearby.

Fees and Rules

Association fees at Enclave at Freehold vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

Toll Brothers marketed the Enclave to buyers 55 and older, and 55places lists it as a 55+ community. Ask for the governing documents for the exact age rule.

Shopping, Medical Care and Getting Around

  • Hospital: CentraState Medical Center, 901 West Main Street in Freehold, is about 3.6 miles away in a straight line.
  • County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled county residents.

Ask me for the nearest grocery stores to the Enclave; I have not named them here because I did not confirm them from a current source.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Enclave at Freehold. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
  • A small association. With 79 homes sharing the cost of the clubhouse and pool, ask how large the reserve fund is compared with upcoming repairs.
