The Enclave at Shrewsbury in Shrewsbury, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

The Enclave at Shrewsbury is a 55+ community of 66 single-family homes in Shrewsbury Borough, Monmouth County, built by Toll Brothers. Toll's original brochure called it "the only new active-adult 55+ community in Shrewsbury." It is small by adult-community standards, with a private clubhouse, an outdoor pool and a tennis court.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the builder and other published sources say about the homes, the amenities and the area.

Where The Enclave at Shrewsbury Is

The community is on Dorn Drive, off Avenue of the Commons near Route 35, in Shrewsbury Borough. Shrewsbury Borough and Shrewsbury Township are two separate municipalities, and this community is in the borough, which sets the tax rate.

Toll Brothers' brochure, written when the homes were new, gave these distances: about 5 miles to the Garden State Parkway, about 3 miles to Red Bank and its train station, and less than 2 miles to The Grove at Shrewsbury shopping center. 55housing also mentions the Little Silver train station as an option. Both stations are on NJ TRANSIT's North Jersey Coast Line.

The Homes

Every home is single-family. 55places gives a building period of 2011 to 2014, and 55housing dates the community to 2012. 55housing describes eight home styles with two or three bedrooms and up to three baths, from about 1,800 square feet for a two-bedroom plan to about 2,700 square feet for a three-bedroom, three-bath plan. It notes that some homes have basements, and the homes have garages.

No source I read names the individual floor plans, so the best guide to a particular home is its listing, the original plan if the seller has it, and the township's tax record. Because the community is only 66 homes, resales come up less often than in the large Ocean County communities, so it helps to be ready when one is listed.

Clubhouse and Amenities

55housing describes a 3,400 square foot clubhouse. Between Toll's brochure, 55places and 55housing, the amenities include:

  • A clubhouse with a great room and fireplace, a card room, a fitness center, billiards, an arts and crafts studio and a demonstration kitchen
  • An outdoor pool
  • A tennis court, bocce courts and, according to 55housing, pickleball
  • A putting green
  • Bike and walking trails

Fees and Rules

Association fees at The Enclave at Shrewsbury vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer. Toll's brochure said lawn care and snow removal are provided, so ask the association what the current fee covers.

Toll Brothers marketed the community as active-adult 55+, and 55places, 55housing and local listings all describe it as age-restricted. I did not find the written occupancy rule in a public document, so ask the association for its governing documents and have your attorney review them. The community is not gated.

Shopping, Medical Care and Getting Around

  • Shopping: Toll's brochure put The Grove at Shrewsbury less than 2 miles away.
  • Hospital: the brochure put Riverview Medical Center about 4 miles away and named Monmouth Medical Center and Jersey Shore University Medical Center as also nearby.
  • Train: NJ TRANSIT's North Jersey Coast Line stops at Red Bank, which the brochure put about 3 miles away, and at Little Silver.
  • Senior rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled Monmouth County residents.

The brochure distances are the builder's figures from when the homes were new, not my own measurements.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like The Enclave at Shrewsbury. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • A small association. With 66 homes sharing the costs of a clubhouse and pool, ask how large the reserve fund is and when major items were last replaced.
