Four Seasons at Lakewood in Lakewood Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Four Seasons at Lakewood is a gated adult community of 1,319 homes on about 407 acres in Lakewood Township, Ocean County. K. Hovnanian built it in the 1990s, and it mixes single-family homes with attached condominium homes. It has its own nine-hole executive golf course, indoor and outdoor pools, and a clubhouse with a grand ballroom.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Most of what follows comes from the association's own Residents Handbook and website, with 55places filling in model details.

Where Four Seasons at Lakewood Is

The clubhouse and association office are at 1560 Spring Meadow Drive, Lakewood, and that address sits in Lakewood Township. One note: OpenStreetMap shows some segments of Four Seasons Drive in neighboring Brick Township, so the community may cross the town line. Check the tax record of any home you are considering, because the municipality sets the property tax rate.

The Homes

The Residents Handbook counts 1,319 homes. Ocean County's 2022 adult-community list gives 1,375 units, so the sources differ; the handbook is the association's own figure. 55places lists building years of 1994 to 1999. The homes come in two types:

  • Attached condominium homes (Manor Homes and Villas), about 1,176 to 1,512 square feet
  • Single-family homes, about 1,306 to 2,134 square feet

The association's website lists the original K. Hovnanian floor plans as the Aspen, Bayberry, Cedar, Chestnut, Danberry (with and without a loft), Elm, Hickory, Oak and Sequoia. 55places gives sizes for these, for example the Bayberry at 1,306 square feet, the Hickory at 1,474, the Aspen at 1,563, the Cedar at 1,734 and the Danberry at 1,917, which can have a third bedroom. 55places also names plans the association does not list, including the Beech, Arbor, Sycamore, Birch and Evergreen, so confirm the model on any listing. Most plans have two bedrooms and two baths, with one- or two-car garages depending on the plan.

Clubhouse and Amenities

The association's handbook and amenities page list:

  • A clubhouse with a grand ballroom
  • A nine-hole executive golf course with a pro shop
  • An activity center with an exercise room
  • Indoor and outdoor pools, a hot tub and a sauna
  • A billiard room, library, theater, and card and game rooms
  • Tennis courts, shuffleboard and bocce
  • A walking path, a gazebo and ponds

Fees and Rules

Association fees at Four Seasons at Lakewood vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

Every home pays the community association fee, and the condominium homes (Manor Homes and Villas) also pay a separate condominium fee, so ask for both when you look at an attached home. The association publishes its annual operating budget, and FirstService Residential manages the community.

The Residents Handbook sets the age rule: at least one permanent resident of each home must be 55 or older, at least one tenant of a rented home must be 55 or older, and children living in a home must be 19 or older.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop at 55 Brick Boulevard in Brick is about 1.8 miles from the clubhouse in a straight line.
  • Hospitals: Ocean University Medical Center in Brick is about 3.5 miles away, and Monmouth Medical Center Southern Campus in Lakewood is about 3.6 miles away, both straight-line.
  • County bus: Ocean Ride routes OC 4 Lakewood and OC 3 serve Lakewood. The Lakewood Bus Terminal on 1st Street is about 4.4 miles away in a straight line. Ocean Ride's Reserve-A-Ride offers door-to-door trips for residents 60 and older or disabled residents 18 and older.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Four Seasons at Lakewood. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
  • Condo or single-family. For a Manor Home or Villa, ask what the condominium fee covers in addition to the community fee.
