Four Seasons at Metedeconk Lakes is a gated 55+ community of single-family homes in Jackson Township, Ocean County. 55places says K. Hovnanian built it between 2002 and 2012. The community's website describes it as an established 55+ community with a 28,000-square-foot clubhouse, and the amenity list runs from an indoor pool to a putting green and walking paths around lakes and ponds.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.
Where Four Seasons at Metedeconk Lakes Is
The clubhouse is at 1 Nottingham Way, Jackson, NJ 08527. The community's website places it at the Jackson and Freehold Township border, near Interstate 195. Jackson Township is the municipality, which sets the property tax rate. The community is gated.
The Homes
The homes are single-family, from 1,687 to 2,927 square feet, with two to five bedrooms. 55places names six models, each with a two-car garage:
- Marbella: 2 to 3 bedrooms, 2 baths, 1,687 sq ft
- Monterey: 2 bedrooms, 2 baths, 1,776 sq ft

A note on numbers: the Ocean County Planning Department's list of adult communities counts 785 homes, while 55places counts 778. The county figure is the one I use, but the difference is small and does not change much for a buyer.
Clubhouse and Amenities
The community's website lists:
- A 28,000-square-foot clubhouse with a banquet room, card rooms, a library, billiards, computer facilities and conference rooms
- An indoor pool, plus an outdoor pool complex with a spa
- A jacuzzi, a sauna and a fitness center
- Tennis, pickleball and bocce courts, and shuffleboard
- A putting green, a community garden and a picnic area
- Lakes, ponds and walking paths
Fees and Rules
The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at Four Seasons at Metedeconk Lakes and I will get the figure for the specific home you are considering, along with what it covers.
No governing documents were available to read, so the exact age rule is not quoted here. 55places and the community's website describe it as 55+, and your attorney will confirm the precise wording.
Shopping, Medical Care and Getting Around
- Hospital: CentraState Medical Center, 901 West Main Street in Freehold, is about 5.1 miles away in a straight line from the clubhouse.
- Highway access: Interstate 195 is nearby, according to the community's website.
- Bus service: Ocean County's Ocean Ride runs fixed bus routes, and its Reserve-A-Ride service offers door-to-door trips for county residents 60 and older or disabled residents 18 and older. The county page does not list a stop inside the community.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Four Seasons at Metedeconk Lakes. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
- The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
- Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
- Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
- Gate and visitor rules. Ask how guests and deliveries are let in, since the community is gated.
