Holiday City Carefree in Berkeley Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Holiday City Carefree is a 55+ community of single-family homes with garages in the Holiday City section of Berkeley Township, Ocean County. It is one of the five separate associations that make up Holiday City, and it has its own board, its own clubhouses and its own pool. 55places reports that building started in 1978 and that the community has more than 1,600 homes.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and other published sources say about the homes, the amenities and the area around them.

Where Holiday City Carefree Is

The Carefree clubhouses are at 98 Bananier Drive. Homes here carry a Toms River mailing address with the 08757 ZIP code, which is why many listings describe them as Toms River homes, but the community sits entirely inside Berkeley Township. I checked the clubhouse location and the edges of the association's mapped boundary against the US Census Bureau's geocoder, and every point falls in Berkeley Township. The municipality, not the mailing address, sets your tax rate.

Holiday City is not one association. Wikipedia and 55places both describe five separate communities (Holiday City at Berkeley, Carefree, West, South and Heights), each with its own homeowners association and amenities. Carefree is also one of ten member communities listed by the Senior Coalition of Berkeley Township Communities, which the township links to from its community resources page. When you read about "Holiday City" online, check which section the article means, because facts for one section often get attached to another.

The Homes

The association describes Carefree as single-family homes with garages. Wikipedia describes the Holiday City sections in general as ranch homes on lots of at least 50 by 100 feet. The community is not gated.

No source I read publishes floor plans for Carefree on its own. 55places lists 20 floor plans, from 757 to 1,852 square feet, for all the Holiday City sections combined, without saying which section each was built in, so I won't name a model here as a Carefree model. Every home is now a resale, so condition and updates vary from house to house.

Clubhouse and Amenities

The association's website mentions a large clubhouse, a community pool and a full calendar of clubs and activities. Its events page shows how the buildings are used:

  • Clubhouses A and B at 98 Bananier Drive, including the bingo hall, with bingo on Tuesdays
  • An auditorium for larger events and shows
  • A library
  • Outdoor games, with bocce and outdoor shuffleboard leagues and cornhole
  • A community pool for the summer season

Fees and Rules

Association fees at Holiday City Carefree vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer.

The association describes Carefree as a 55+ community, and Wikipedia states that residents must be over 55 to own property in Holiday City. I could not find the full written occupancy rule for Carefree in a public document, including how it treats a younger spouse or other occupants, so ask the association for it before you write an offer. Your attorney should review the association's governing documents and rules as part of the purchase.

Shopping, Medical Care and Getting Around

  • Hospital: Community Medical Center (RWJBarnabas Health), 99 Highway 37 West in Toms River, is about 2.3 miles from the clubhouse in a straight line.
  • County bus: Ocean County's Ocean Ride route OC 2 Manchester runs through Berkeley to Toms River and the Ocean County Mall. The county's route page does not name a Holiday City stop, so check the current schedule for the nearest pickup.
  • Door-to-door rides: Ocean Ride's Reserve-A-Ride service offers trips for Ocean County residents 60 and older, and for residents 18 and older with a disability.

I have not named a specific supermarket because I could not confirm a store's current status from a 2026 source. Ask me and I will walk you through the shopping closest to the home you are considering.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Holiday City Carefree. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • Which Holiday City. Confirm on the deed and the association paperwork that the home is in Carefree and not a neighboring Holiday City section with different rules and fees.
