Lennar at Lake Ridge, also called The Reserve at Lake Ridge, is a gated adult community of single-family homes in the Whiting section of Manchester Township, Ocean County. Construction ran from 2006 to 2019, so it is one of the newer adult communities in the Whiting area.

Where Lennar at Lake Ridge Is

The community is in Whiting, a section of Manchester Township, which is the municipality for property taxes and township services. Several communities in Manchester carry the Lake Ridge name, so make sure a listing is in The Reserve at Lake Ridge and not one of its neighbors before you compare prices.

The names have changed over time. The community began as The Reserve at Lake Ridge, built by the Kokes Organization, and 55housing reports that Kokes sold it to Lennar in 2017. Ocean County's planning list uses the name The Reserve of Lake Ridge. All three names refer to the same community.

The Homes

Ocean County's planning list counts 230 units, while 55places counts 228 homes. The difference is small, but it is worth knowing the two sources do not match.

For any home you are considering, check the square footage on the listing and the tax record.

Clubhouse and Amenities

55places describes an 8,000-square-foot clubhouse with a fitness center, a ballroom, a library and billiards. Outside there is an outdoor pool, tennis, bocce and shuffleboard, plus walking trails and ponds. The community is gated.

Fees and Rules

Association fees at Lennar at Lake Ridge vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

55places and 55housing describe Lennar at Lake Ridge as a community for people 55 and better. I did not find an association website or governing documents, so the exact age rule and the rules on pets, leasing and exterior changes should come from the association during your attorney review.

Shopping, Medical Care and Getting Around

• Groceries: Stop & Shop at 400 Lacey Road in Whiting, listed in the chain's current store directory, is about half a mile away in a straight line.
• Hospital: Community Medical Center (RWJBarnabas Health), 99 Route 37 West in Toms River, is about 8.8 miles away in a straight line.
• Bus service: Ocean County's Ocean Ride route OC 1A Whiting Express serves Whiting, with service to Lakehurst, Seacourt Pavilion and the Ocean County Mall. Manchester Township Senior Services also offers rides for residents 60 and older. Exact stops were not confirmed.
