Lions Head North in Brick Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Lions Head North is a 55+ community of 360 homes in Brick Township, Ocean County. Its homeowners association website calls it a 55+ active adult community, and the Ocean County Planning Department's list of adult communities also counts 360 homes. 55places gives 1979 to 1986 as the years it was built.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.

Where Lions Head North Is

The clubhouse is at 200 Courtshire Drive in Brick, and the community's entrance is off Beaverson Boulevard. Brick Township is both the mailing address and the municipality, so there is no town-name confusion here. The community is not gated. Lions Head South and Lions Head Woods are separate communities, so check which one a listing belongs to.

The Homes

55places describes a mix of single-family and attached homes, about 1,000 to over 1,300 square feet, with two bedrooms. It names 16 models, and every one it lists comes with a one-car garage:

  • Attached: the Whitman, 2 bedrooms and 2 baths, 1,013 square feet.
  • Single-family, 2 bedrooms and 2 baths: Lowell III, Hawthorne I and II, Elliot I and II, Huxley I, III and IV, and Melville III and IV.
  • Single-family, 2 bedrooms and 1.5 baths: Lowell I, II and IV.
  • Single-family, 2 bedrooms plus a den and 2 baths: Marlowe I and III.

55places gives a square footage only for the Whitman, so ask for the measurements of any home you are considering. Every sale today is a resale, and updates and condition vary from house to house.

Clubhouse and Amenities

The association lists these amenities:

  • A clubhouse and event hall
  • A heated outdoor pool with a sundeck
  • Lighted courts used for tennis and pickleball
  • A bocce court and shuffleboard courts
  • A billiards and game room
  • A library and reading room
  • Wooded grounds

55places also mentions a ceramics studio.

Fees and Rules

The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at Lions Head North and I will get the figure for the specific home you are considering, along with what it covers.

No governing documents were available to read, so the exact wording of the age rule is not quoted here. The association's site describes the community as 55+, and your attorney will confirm the rule from the documents.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop, 55 Brick Boulevard, is about 0.8 miles away in a straight line, and it appears in the chain's current store directory.
  • Hospital: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 3.1 miles away in a straight line.
  • Bus service: Ocean County's Ocean Ride runs fixed bus routes, and its Reserve-A-Ride service offers door-to-door trips for county residents 60 and older or disabled residents 18 and older. The county page does not list a stop inside the community.

Distances are straight-line from the clubhouse, so expect driving distances to be a little longer.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Lions Head North. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
  • The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
  • Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
