Lions Head South in Brick Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Lions Head South is an adult community of 615 single-family homes in Brick Township, Ocean County. Its homeowners association describes it as an Active Adult 55+ community, and it has something few communities its size offer: a nine-hole executive golf course on 29 acres that the association owns and runs.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and the published sources say about the homes, the amenities and the area.

Where Lions Head South Is

The association clubhouse is at 250 Lions Head Boulevard South in Brick, ZIP 08723. The community is not gated. Brick Township handles the roads, trash, recycling and bulk pickup, according to the association.

The Homes

55places lists the community as built between 1983 and 1988, with single-family homes from 1,223 to 1,636 square feet and two bedrooms as the typical layout. Ocean County's planning department lists Lions Head South with 615 units, the same count 55places gives.

55places names seven models: the Emerson I, Emerson II, Emerson III and Emerson IV, the Austin, and the Hawthorne I and Hawthorne II. It lists each as two bedrooms, two baths and a one-car garage, without square footage for the individual plans. Every home here is a resale, so updates and condition vary from one house to the next.

Clubhouse and Amenities

The association's website lists:

  • A clubhouse with the Lion's Den auditorium
  • A heated outdoor pool, new in 2024
  • Tennis, pickleball, shuffleboard and bocce courts
  • A billiard room, card room, art studio and library
  • A fitness center
  • A nine-hole executive golf course on 29 acres, owned and run by the association
  • Limited parking for RVs and small boats

Fees and Rules

Association fees at Lions Head South vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

According to the association, the fee covers lawn care, sprinkler systems, the common areas and recreation facilities, and snow removal from driveways. The township, not the association, handles roads, trash, recycling and bulk pickup. If you own an RV or a small boat, ask how the limited storage spaces are assigned and whether there is a wait.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop at 55 Brick Boulevard is about half a mile away in a straight line, and it appears in the chain's current store directory.
  • Hospital: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 3.5 miles away in a straight line.
  • Getting around: Ocean County's Ocean Ride runs bus routes across the county and offers Reserve-A-Ride door-to-door service for residents 60 and older or disabled residents 18 and older. The county does not list a specific route serving Lions Head South.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Lions Head South. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
  • The golf course. Because the association owns the course, ask how its upkeep is budgeted and whether any course work is planned.
