Lions Head Woods in Lakewood Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Lions Head Woods is a gated adult community of 281 attached homes in Lakewood Township, Ocean County. It is organized as a condominium, every model has two bedrooms, two baths and a one-car garage, and the clubhouse has a ballroom, a library with a fireplace and an outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the condo association and the published sources say about the homes, the clubhouse and the area around it.

Where Lions Head Woods Is

The association's address is 100 Lions Head Woods Boulevard, off Shorrock Street in Lakewood Township, close to the Brick Township line. The name causes some mix-ups: Lions Head Woods is a different community from Lions Head North and Lions Head South, which are in Brick Township and have their own associations.

The community is gated, which 55places and the association both note.

The Homes

Ocean County's planning list and a public association record both count 281 units, matching 55places. On dates, 55places gives 1987, while neighborhoods.com gives a range of 1987 to 1993.

55places names five attached models, all with two bedrooms, two baths and a one-car garage. The Avery is the smallest at about 1,591 square feet. The Cole is about 1,868 square feet, the Durand and the Hawthorne are each about 1,892, and the Burchfield is the largest at about 1,902. Those sizes are on the generous side for attached homes in Ocean County adult communities, and every home is a resale, so updates and condition vary from one home to the next.

Clubhouse and Amenities

The association lists a clubhouse with a ballroom, a game room, billiards and a library with a fireplace. Outside there is an outdoor pool, tennis courts, pickleball courts, bocce courts and a horseshoe pit. Earlier lists that mentioned a fitness center and shuffleboard do not match the association's own current list, so ask if either matters to you.

Fees and Rules

Association fees at Lions Head Woods vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

Because Lions Head Woods is a condominium, you own your home and share ownership of the common areas through the association, and the association's master deed and by-laws set the rules. 55places lists it as age-restricted, but no governing documents were available for me to read, so the exact age rule should come from the association during your attorney review. The published fee ranges from 55places and neighborhoods.com do not agree with each other, which is one more reason to get the current figure directly.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop at 55 Brick Boulevard in Brick, listed in the chain's current store directory, is about 1.7 miles away in a straight line.
  • Hospital: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 3 miles away in a straight line.
  • Bus service: The association says Ocean County's Ocean Ride bus picks up and drops off at Lions Head Woods. Reserve-A-Ride door-to-door service is open to county residents 60 and older, and to residents 18 and older with a disability.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Lions Head Woods. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
