Seacrest Pines in Barnegat Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Seacrest Pines is an active adult community for people age 55 and older in Barnegat Township, Ocean County. D.R. Horton built its 347 single-family homes between 2017 and 2023, according to 55places. Building is finished, so homes here now come up as resales.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.

Where Seacrest Pines Is

The homeowners' association is at 1 Fox Run Boulevard, Barnegat, NJ 08005. Barnegat Township is the municipality and sets the property tax rate. Barnegat Township is a different town from Barnegat Light on Long Beach Island, which is worth knowing when you search listings. The community is not gated. It is not on the Ocean County Planning Department's October 2022 list of adult communities because building continued until 2023.

The Homes

All 347 homes are single-family, with two to four bedrooms. The Seacrest Pines homeowners' website names six models and their square footage, and 55places adds bedrooms, baths and garages. Every model has a two-car garage:

  • Arlington: 1,664 sq ft, 2 bedrooms plus den to 3 bedrooms plus den, 2 to 3 baths
  • Bristol: 1,748 sq ft, 2 bedrooms plus den to 3 bedrooms plus den, 2 to 3 baths
  • Clifton: 1,865 sq ft, 2 bedrooms plus den to 3 bedrooms plus den, 2 to 3 baths
  • Dover: 1,958 sq ft, 3 bedrooms plus den to 4 bedrooms plus den, 2 to 3 baths
  • Azalea: 2,015 sq ft on the homeowners' site (55places lists 1,905), 3 bedrooms, 2 baths
  • Coastal: 2,181 sq ft, 3 bedrooms, 2.5 baths

The homeowners' site notes that many homes have an optional finished second floor and that some lots allowed a third garage bay, so two homes of the same model can be quite different inside.

Clubhouse and Amenities

55places lists:

  • A clubhouse with a billiards room and a multipurpose room
  • An outdoor pool with a patio
  • Two tennis courts and two pickleball courts
  • Three bocce courts

Fees and Rules

The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at Seacrest Pines and I will get the figure for the specific home you are considering, along with what it covers.

The homeowners' website describes Seacrest Pines as an active adult community for age 55 and older. Ask for the governing documents to see the exact rule and what the association maintains.

Shopping, Medical Care and Getting Around

  • Groceries: ACME Markets, 912 West Bay Avenue in Barnegat, is about 2.9 miles away in a straight line, and its store page shows it open.
  • Hospital: Southern Ocean Medical Center (Hackensack Meridian Health), 1140 Route 72 West in Manahawkin, is about 3.25 miles away in a straight line.
  • Bus service: NJ TRANSIT route 559, to and from Atlantic City, serves Barnegat Township. Stops near the community were not verified.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Seacrest Pines. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
  • The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
  • Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
  • Second floor and garage. Ask whether the home has the optional finished second floor or a third garage bay, since that changes the value.
