Seaview Village in Brick Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Seaview Village is a small adult community in Brick Township, Ocean County, with 349 homes built in the early 1980s. It mixes single-family homes with attached duplex homes, every model has two bedrooms and a one-car garage, and the community has its own clubhouse and outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the published sources say about the homes, the amenities and the area around Seaview Village.

Where Seaview Village Is

Seaview Village is off Hooper Avenue in the Cherry Quay area of Brick Township, according to 55places and OpenStreetMap. The township is the municipality for property taxes and township services. The community is not gated.

Ocean County's planning department lists Seaview Village among the adult communities built in Brick Township, with 349 units, the same home count 55places gives.

The Homes

55places dates construction to 1981 through 1985 and names six floor plans. Two are attached duplex homes: the Falmouth, about 1,008 square feet, and the Ensign, about 1,032 square feet, each with two bedrooms, one bath and a one-car garage. Four are single-family homes, each with two bedrooms, two baths and a one-car garage: the Cambridge (about 1,078 square feet), the Danbury (about 1,180), the Bayside (about 1,235) and the Atlantis (about 1,356).

One thing to know when you compare listings: the same 55places page also describes the single-family homes as running from about 1,100 to 1,700 square feet, which is larger than the biggest named floor plan. Some homes may have been expanded, or there may be plans the page does not name, so check the square footage on the tax record for any home you are serious about. Every home here is a resale, and condition and updates vary from house to house.

Clubhouse and Amenities

55places lists a clubhouse, an outdoor pool and bocce courts.

Fees and Rules

Association fees at Seaview Village vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

55places lists Seaview Village as age-restricted and pet-friendly. No governing documents were available for me to read, so the exact age rule should come from the association during your attorney review.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop at 55 Brick Boulevard, listed in the chain's current store directory, is about half a mile away in a straight line.
  • Hospital: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 3.4 miles away in a straight line.
  • Getting around: Ocean County's Ocean Ride runs fixed bus routes and Reserve-A-Ride door-to-door service for county residents 60 and older, and for residents 18 and older with a disability. The routes that pass Seaview Village were not confirmed.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Seaview Village. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
