The entrance is at 1 Loch Arbor Way, in the southern part of Middletown Township along the Navesink River. The mailing address is Red Bank 07701, which is why 55places and other listing sites file it under Red Bank. The municipality is Middletown Township, which sets the property tax rate. The community is gated.

The Homes

The association describes 952 condominium units. 55places gives building years of 1972 to 1980, and a Red Bank brokerage describes the community as built in the late 1970s by K. Hovnanian. The homes are a mix of upper and lower units, ranch-style homes and some townhouses, from about 909 to 1,391 square feet with one or two bedrooms. No source I read names the floor plans.

What condominium ownership means here. When you buy a condominium, you own your own unit, and you share ownership of the common areas, such as the grounds, the clubhouse and the docks, with the other owners through the association. The association maintains those common areas, and the monthly fee pays for them. Lenders review the condominium association as well as the buyer, so start that conversation with your lender early.

• Hospital: Riverview Medical Center, 1 Riverview Plaza in Red Bank, is about 1.8 miles away in a straight line. It is operating, with an emergency department that is being expanded.
• County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled county residents.
• Shuttle: 55places lists a shuttle among the community's amenities.

Red Bank's shops and restaurants are close by. Ask me for the nearest grocery stores to the home you are considering; I have not listed them here because I did not confirm them from a current source.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Shadow Lake Village. This is general guidance, not legal advice, and your attorney will review the association documents with you.

• The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
• The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
