Silver Ridge Park North is one of four separate Silver Ridge Park associations in Berkeley Township, Ocean County. Its association describes it as a 55+ community of single-family homes with garages, with its own clubhouse, social hall and pool. The mailing address is Toms River, but the community is entirely within Berkeley Township.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Below is what the published sources say about Silver Ridge Park North, including where the sources stop, so you know what to ask.
Where Silver Ridge Park North Is
The clubhouse and social hall are at 101 Westport Drive, with a Toms River 08757 mailing address. I checked the clubhouse location and the outer corners of the association's mapped boundary against the Census Bureau's geocoder, and they all fall in Berkeley Township. The community sits within the Holiday City-Berkeley census-designated place, in the area west of downtown Toms River. It is not gated.
Silver Ridge Park is made up of four areas: East, West, the Westerly Extension and North. Each has its own homeowners association and its own amenities, so the rules and fees of one do not apply to the others. The Senior Coalition of Berkeley Township Communities, which the township links to from its website, lists Silver Ridge Park North as a separate member community.
The Homes
The association describes the homes as single-family houses with garages. Wikipedia describes Silver Ridge Park homes generally as single-story detached houses built on crawl spaces, with attached garages, on lots of about 60 by 100 feet, with one or two bedrooms. 55places gives 1968 to 1986 as the building years for all four Silver Ridge Park associations together and does not separate out North.
No source publishes a home count or a model list for North alone. 55places names five models for the four associations combined: the Canterbury (1,082 square feet, two bedrooms, one bath), the Sussex (1,091 square feet, two bedrooms, one bath), the Chatham (1,121 square feet, two bedrooms, one bath), the Yorkshire (1,318 square feet, two bedrooms, two baths) and the Glen Ridge (1,514 square feet, two bedrooms, two baths). Which of these were built in North is not stated, so check the model on each listing. Every home is a resale, and updates vary widely from one house to the next.
Clubhouse and Amenities
The association's website and events calendar describe:
- A large clubhouse and social hall at 101 Westport Drive
- A community pool
- Clubs, concerts and bingo
- A travel club
The events page on the association's website shows what is on the calendar each month.
Fees and Rules
Association fees at Silver Ridge Park North vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.
The association collects dues quarterly, due on January 1, April 1, July 1 and October 1. Its public pages call Silver Ridge Park North a 55+ community but do not publish the exact occupancy rule, so ask for the governing documents early.
Shopping, Medical Care and Getting Around
- Hospital: Community Medical Center (RWJBarnabas Health), 99 Highway 37 West in Toms River, is about 3.4 miles from the clubhouse in a straight line.
- County bus: Ocean County's Ocean Ride route OC 2 Manchester runs through Berkeley to Toms River and the Ocean County Mall. The county does not list a stop inside Silver Ridge.
- Door-to-door rides: Ocean Ride's Reserve-A-Ride serves county residents 60 and older and disabled residents 18 and older.
Distances are straight-line from map coordinates, so the drive will be a little longer.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Silver Ridge Park North. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
- The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
- Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
